what price range are you looking at? Do you like hill top, valley or along the road. The hill top at this area is further inside and accessible by car, bike, etc and price range from N200 to N350k there, then the valley should be like N350 to N450K while along the road ranges from between N600k to N1 million which should be negotiable.

The ajoda Area you are talking about, it seems far away from ibadan and the population size will be very low, compared to ologuneru which is just 2 minutes to the man township. I will prefer if you can come to ibadan and I will take you to this area i am talking about.

We all know that land is something that never depreciates, but appreciate. Though location matters a lot, but it is not a critaria. There is this new and fast developing area in Ibadan, called Ologuneru, New Eleyele. I did my NYSC at that area, actually it is located in Ido local government area which is just 5 to 15 minutes drive to U.I, Ibadan poly, and into the business districts of Ibadan. The good thing is that the calibre of people moving to this area are young newly weds, retired adult etc. Real estate is climbing high here.

There is a man in this area that bought 10 hectre = 60 plots at N12,000 per plot less than 8yrs ago, guess what he is selling each plot at N350,000 now. So i am using this opportunity to tell anyone interested in buying landed property in this area to see this a a wise investment oppotunity as you stand to gain 50% profit wetin 2 years. The area is hilly and you can view most parts of Ibadan from this area. There is always light 24  7 in this area. Prices ranges from N350k inside to N800k Along the road.

I really do not know that part of ibadan. But i know an area called ologuneru at new eleyele, it is a developing area and fast developing at that. Land ranges between N350k to N800k, young couple are moving to this area. You might want to try this area. And there is always light there. But you will have to dig a well or borehole.
