It is indeed fun to decorate a bedroom for your children especially if you have a theme to work on. In choosing a theme, you need to keep in mind what excites or relaxes your kids. What their past-time is and what their interests are. I came across an article talking about ways to make use of your old cars for decorating or storage. There are generally four types of protection in investments:

1. the fee structure,

2. the guarantees,

3. the clawbacks & creeping equity provisions and

The Fee structure: There are numerous ways the counterparty can make money in a deal at the expense of the investor. Counterparty can charge asset management fee, property management fee, credit enhancement fee, leasing fee, project management fee and development fee. You should be careful, read the full document and seek expert advice if necessary.

The guarantees: As a passive investor you need protections. Most of the time, the counterparty provides various types of guarantees for which they may charge a fee. The project completion guarantee is the most common of them. There can be others like performance guarantee.

What are the penalty provisions allowing you to “creep” into the equity of the counterparty?

What are the control mechanisms? What items need a majority or super-majority (75%+) of investor vote? Critical decisions like approval of business plans or changes to a plan, material budget variances, major leases and sale or refinancing transactions should require a majority.

The Exit: Most private investments in real estate have pre-determined maturity date. There can be extension clause. As a good investor you should know your exit strategy before you investment.

Exit mechanisms come in many forms. Exits could be in the form of dividend distributions, sale of shares, sale of asset, interest payments on debentures, refinancing, or all of the above.

In certain circumstances, investors and counterparties use a forced sale to an independent third party or a buy-sell between the parties.

If your objectives and counterparty’s objectives are not aligned, there can be delay in the exit. For example, the counterparty may value the fee stream as opposed to realization on a marginal deal.

You should also be asking – What are the obligations of the counterparty to liquidate the investment? When and how can you as investor force liquidation?

These are the steps to be followed to structure a real estate deal and before investing in any real estate asset or any other instrument with real estate asset as collateral.

Identifying opportunities for increased commercialization and investment

Ibadan which translates loosely to mean the city at the edge of the savannah is the capital city of Oyo State and is the third largest metropolitan area by population, in Nigeria, after Lagos and Kano. It has a population of about 3,565,108 million people according to the GeoNames geographical database. Ibadan which is located in the south-western part of Nigeria is also the largest metropolitan geographical area with 128 km inland northeast of Lagos and 530 km southwest of Abuja, the federal capital, and is a prominent transit point between the coastal region and the areas to the north. The area which once held the title of the largest and most populous city in the country and the third in Africa after Cairo and Johannesburg has given way to other cities such as Lagos, Abuja and Port Harcourt in terms of development and population.
Ibadan has had its share of organic growth and development over the years and at present can boast of infrastructures like various modes of transport, social amenities, various colleges and institutes of learning; of worthy note is The University of Ibadan which happens to be the first university in Nigeria, health care facilities like The University Teaching Hospital, Ibadan, a pace setting medical facility in Nigeria and Africa and of recent a huge rebranding and expansion of the amenities available in the city. Whether it is developing vacant land for a new shopping centre, buying a single asset, selling a real estate portfolio, sale-leaseback arrangements the viability of real estate investment and development largely depends on its financing.

Even though most people consider obtaining loans from local banks for real estate transactions, it is advisable to have alternative sources for transaction financing due to the local financing constraints which include the high cost of funds; a lack of project finance facilities and real estate development-friendly terms such as roll-up interest; inability to refinance a real estate development facility with an investment facility at a lower cost of funds; and the request for additional third-party collateral.

In Nigeria, various innovative financing structures and options can still be developed and implemented. The key consideration when proposing an innovative financing structure is to ensure that transaction risks and returns are properly apportioned within the proposed financing structure. Other financing structures such as sharia-compliant financing could also be considered for real estate development transactions. Sharia-compliant financing, by its very nature, apportions risk and incentivizes all parties within any transaction to ensure successful completion.

Some alternative sources of financing in Nigeria include pension funds and insurance companies. According to Stanbic IBTC, a subsidiary of South Africa’s Standard Bank, Nigerian Pension Fund Administrators (PFA) and Pension Fund Custodians (PFC) currently have an estimated asset base of N4 trillion ($24 billion).

However, PFAs and PFCs are unable to participate in real estate lending activities due to regulations that prevent direct real estate exposure and investment in un-rated financial instruments. Consequently PFAs and PFCs seeking exposure to the real estate sector are limited to REITs.

Asia and Latin America see increase in demand for eco-homes


Asia and Latin America are undergoing an eco-revolution, with new research revealing demand for sustainable homes in these emerging markets is skyrocketing. This is also the case in other countries such as Kenya, which is experiencing a steady growth in the provision of sustainable houses as an increasing number of developers employ these designs.

Global property portal Lamudi has today released new data into attitudes towards sustainability and green living in the emerging markets. The analysis of more than half a million property listings from the Lamudi website reveals that Pakistan is the leading emerging country for green homes and sustainable office space.

With more than 16,700 property listings that include eco features, Lamudi.pk has seen a dramatic increase in the number of environmentally-friendly homes listed on its website over the past six months. Lamudi Pakistan has recently crossed 100,000 active property listings, almost 17% of which are fully or partially eco-friendly.

In Bangladesh, the number of eco-homes on the Lamudi website has increased by 420% in the last six months, in line with increasing local demand for sustainable housing. With over 7000 eco-friendly listings, house-hunters in Bangladesh have more choice than ever when it comes to sustainable living. Myanmar has also seen an increase in the number of sustainable houses on the market locally, with House.com.mm now listing 2700 eco-friendly homes.

There has also been a steady increase of sustainable homes in Latin America, with Mexico reaching 6000 eco-home listings this month. The number of fully or partially sustainable homes on the Lamudi Mexico website has increased by 340% in the past six months.

Dan Karua, MD of Lamudi Kenya, commented: “In line with emerging trends, architectural firms are working hard to promote green designs throughout Kenya. Green buildings are designed to use natural sustainable materials, be energy efficient and reduce water use.”

Other countries dominating in the supply of fully or partially sustainable homes include Indonesia, Saudi Arabia and Sri Lanka, the research found.

Global property portal Lamudi explores the most common mistakes when listing properties online

AUGUST 08, 2014: With millions of new property listings appearing online every day, it is an increasing struggle to make yours stand out amongst the crowd. By identifying common advertising mistakes and recognizing what makes a strong, quick-to-sell listing, agents can ensure that their properties grab the attention of potential buyers and renters.

The leading property portal Lamudi takes a look at the five most common mistakes made by real estate agents, in order to help improve listings and sell property faster.

No or only a few photographs. Marketing your property online means that the listing has to be visually appealing. Many real estate agents do not include photographs of the property in the listing. Make sure to make at least five high-resolution pictures in different rooms of the house or apartment. Dimly lit rooms will not grab the attention of home buyers, neither will the one and only picture of the house.

Bad language. Grammar plays an important role in selling real estate, so make sure you double check spelling and sentence structure before you list your property. Property descriptions with no grammatical errors in the title statistically get more views. Descriptions including persuasive language such as: “In a Hurry to Sell” or “Motivated to Sell” deter potential buyers, as this leads the buyer to question why the agent wants to sell so fast.


No sign of home upgrades. Energy-efficient homes and renovated houses sell faster, yet many real estate agents undervalue these upgrades and do not list them in the descriptions. Don’t forget to highlight energy-saving aspects, such as the amount of natural light, or the temperature in the winter, which may save tenants money should they purchase the property.

No extra benefits. Extra benefits are hardly considered when creating listing descriptions, yet they may be game changers when it comes to selling a house. If home appliances are covered by warranty or if the house has the latest home security installed, make sure to list these selling points in the description.

Vague neighborhood descriptions. Listing all the high quality amenities that are nearby is important, however many real estate agents limit the description of the surrounding area. A home buyer wants to know as many details as possible about future neighborhood, such as if it welcomes pets or is cyclist-friendly. By including these details, listings are likely to get more attention from house-hunters. The same applies to neighborhoods that have a low crime rate or those that foster a sense of community and are vibrant and diverse. Make sure to include all of a neighborhood’s assets in the description of a property.

The Grand Tour was the name given to a trip typically taken by very rich young men from around the 1660s to the 1840s. Young aristocratic gentlemen were expected to see all of Europe’s greatest sights, and it was essentially a way of letting the future elite of a country improve their culture and see a bit of the world. Both Venice and Rome were essential stops on this tour, allowing the young men to study the ancient ruins, and the masterpieces of painting, sculpture, and architecture.

Almost all of the sites which were on the must-see lists of these men are still visited today by Italy’s many tourists. Most of the attractions are now World Heritage Sites, of which Italy has the most of any of the world’s countries. Because of this Italy’s tourism sector is one of its most profitable industries, with an estimated revenue of €136bn.

If this was a competition, then Spain: 57m is my next choice.

In a country where the unemployment rate is almost 26%, it is a good thing that Spain’s tourism industry is enjoying annual increases that see it moving up on China. As with many of the European countries, Spain’s history, food, and culture attracts a wide range of tourists from America and the East. On the cultural side Spain has 43 World Heritage Sites, and these are supplemented by its beautiful countryside which places Spain at No.3 on UNESCO’s list of biosphere reserves.

Spain’s most famous activity is of course the running of the bulls, and the (dwindling number of) matador bull fights which still occur outside of the cosmopolitan areas of Madrid and Barcelona. Most famous of all is the Pamplona Encierro, which occurs every year from July 6–14. The origins of the festival are logistical; it was necessary to transport the bulls from the corrals to the ring, and when this was happening young Spaniards would jump in amongst them to show off. In the modern events, participants must be at least 18 years old, run in the same direction as the bulls, refrain from inciting the bulls, and are not allowed to have had anything alcoholic to drink.
