A COMPREHENSIVE REVIEW OF ATLANTIC VIEW ESTATE

(All you need to know before acquiring property in estate)

Atlantic View estate is located along Alpha Beach road, just before Chevron on the Lekki-Epe expressway. It overlooks the Atlantic Ocean, and it covers a total area of about 15 hectares with about 70% of the land area developed. Land within the estate was sold for as little as ₦400,000 during the early 2000s and sold for about ₦10 million in 2009, but prices have since skyrocketed. 


Atlantic View estate is not a serviced estate, it is a gated neighbourhood where the residents came together to provide infrastructure & facilities like an entrance gate, security, waste management etc, and also contribute towards maintenance. The estate has good infrastructure, particularly well-paved roads, good drainage system, street lights and electricity. The ex-governor of Lagos State Babatunde Fashola took a keen interest in developing quality infrastructure in the estate. Its electricity distribution is very good and the Lagos state government maintains generators that power the street lights. ‎ The government of Lagos state  has  since built wave breakers (Great wall of Lagos) to prevent flooding in the estate .


Non-residents are not allowed entry into the estate and are required to call their host before being allowed entry. The estate has a resident association in charge of its management, resident pay service charge fees of ₦6,000 monthly for security, environmental services and for the presence of armed policemen. Property developers or landowners pay a development fee before being granted permission to build.


Houses in the estate are varied, they are mainly duplexes and a few block of flats. There are also a lot of undeveloped lands in the estate.


Costs of properties in the estate are‎
2 bedroom flat – ₦2 million (rent)
3 bedroom flat – ₦2.5million  – 3million (rent)
3 bedroom serviced apartment – ₦3 million – ₦4 million (rent)
3 bedroom terrace –  ₦3 million (rent), ₦40 million – ₦45million (sale)
4 bedroom semi-detached – ₦4million – ₦4.5million (rent), ₦50million – ₦55 million (sale)
5 bedroom fully detached duplex – ₦5 million – ₦6 million (rent), ₦60 million – ₦65 million (sale).

A home theater system is a complete set of devices consisting of the woofer, the dvd machine, the center speaker, the tall boy or short speakers and in some cases a wireless box.

Getting a home theatre with Bluetooth is a bit hard in tokunbo and expensive too. It should be available pending the time you will need it.
