This is a land the owner says it's a plot and half.
But the survey plan is irregular and this site is situated at the back of a developing area in the east which they are still building.
What I want to ask is.
What is the right plot here?
Is it good if I purchase it tomorrow?
What kind of building can fit it

It is within winners University being beilt and it came about that the owner wants to sell this particular land to fund their other one within the place.

Are there no other properties in the area? You said it was developing. The shape will limit you & you may not be able to make the most of it especially if you have commercial ideas for it. However, leave it up to the professionals, just my 2 cents.

Never be in a hurry to buy a landed property. The rush is usually created to push you to make a hasty decision. If it was that much of a hot cake it would have been paid for by now.

Seek professional advice before you buy that land. Don’t rush. I would say unless you’re getting it for a give away or mouth watering price, let go.

After the university is commissioned it would take a while before the surrounding area reap the benefits. Remember private varsities don’t draw as much crowd as the public ones. School will probably have hostel on campus to cater for its students. Consider all these factors and more.

On the top right corner of the paper, where you see 'area', what's the figure written after it?

As Chris said earlier, private universities usually have there own hostel for students.
So it wouldn't be advisable to think of using it for a hostel just yet unless you confirm that they don't have their own hostel.

Also, check what others are building, check for access road, check distance from the land to the major road, check speed at which others are developing.
If agents tell you someone else wants to pay for the land immediately, it's usually a scheme to get you to pay quickly.
Also ensure the land is not in dispute.

As for the kind of building that will fit in, a skilled architect will always find a way, so don't worry too much about it.
