Land title perfection is a system of registering ownership right of an estate in landed property with government in order to provide evidence of a secured title. It is a policy intervention to recognize rights in land, guarantee tenure, improve land market and encourage development. Ogun State documentation is of various kinds which are Ratification, Direct c of o for private land, Allocation for prospective investors, Accommodation, Governor's consent.
Direct c of o could be for Residential, Commercial, Agricultural, Industrial. Forms to pick depends on which use the prospectives applicant put the land to.
Direct c of o Residential and Commercial requirements is not too different.
Form must be picked up by applicants. agreement/ deed of assignment must be dully stamped.
current tax clearance and development level must be paid.
an oath must be done on the form.
4 white background passport photographs for residential.
4 registered survey plan.
current identity card.
MOU of the company if its commercial.
4 white background passports of at least two directors from the company.
CAC certificate.
After the requirement must have been met, the file will be listed for publication on the news paper for 21 days.
Then the applicant would be called for physical site inspection and after this an assessment would be raised by the officer in charge which the applicant would be contacted to pay to government purse for.
After making the payment the file shall be sent to Director of Land Services for Printing of C of O. Immediately the C of O is printed the Director of Lands Services shall receive the file and send to Director General's office which will there after send the file to the Governor for execution. Immediately the file is been signed by the governor the file will be sent to IRS office for C of O stamp duty, once the applicant makes the payment on that, IRS will ensure the file is forwarded to the Deed Registry department of Bureau of Lands& Survey by which all documents will be dully scrutinized and Payment shall be made on that as well. After that is done the applicant will fully receive his or her C of O immediately the Chief Deed Registrar signed after the governor. You either pay in cash to the banks available in Ogun State or draft. I am staff of the Bureau so not compulsory you pay in draft. If you have cash and you feel safe, you can easily walk in to any available banks government provided to make your payment.
Also registered survey plan is meant for Direct c of o process while Provisional survey plan is meant for Ratification c of o. Where i stated it that commercial form application must have CAC and Memorandum of Understanding is for the use of land other than residential purpose. If u read again i only discussed Commercial form of c of o not consent or running of perimeter survey. Thanks

The oath can either be done at the Ministry of Justice or the High court. The most important thing is the form is dully stamped which is called oath on the form obtained before submission
