The most expensive land in Nairobi is about exclusivity - so Muthaiga is 5kms from Nairobi city center- and it lies on Karua forest - yet it still single dweller. Its about the zoning. Knowing nobody would put a flat near you. It's about having facilities like golf clubs near you and all that. Security there is top notch. No public transport is allowed. No drones allowed. Everyone there has gun or guns. In addition to police protection...and entire estate is manned with top notch security.

With Nairobi city - the least land is 1M dollars per acre - slums are illegally built in gov reserve land - Nairobi metro is cheaper.

The areas where zoning laws do not allow high rises are expensive to be off market almost ...but as soon zoning allows...it increase in prizes and become highrises.

People buy waiting for the day the zoning laws will be relaxed. Upperhill, Westland and Kilimani were recently single dweller unit. But the day they allowed high rises...it total changes in 10yrs.

Tbh, I dont know,but it's no brainer at all, if two different agent posted a 6 bedroom mansion for sale at Trassaco valley which is arguably one of the most expensive if not the most residential area in Ghana to be going for $2.5m, then we can conclude the prices of land at cantoment,Airport hills to be more or less the same or few hundreds above a million dollar.

Steve ndukwu said everything you said here during his last visit to Nairobi. It is a well planned city and i wish some cities here would borrow a leaf from cus ours is characterised by haphazard planning resulting in urban sprawl disguise as development.

Idk if it's his crew but he lacks the aggression to be a GREAT fighter which his level demands. In the 12th Usyk, a 6"3' cruiser weight had him on the ropes with a flurry and AJ was lucky to escape.
The whole fight he had no game plan content to merely stalk and trade blows and unsurprisingly came up short.

I have visited Nairobi on holiday. It wasn't that bad. The people were nice but the roads were poorly lit. The Museums were good. I still have a Tusker kit from that trip. Good times.

Kenya is not as good or bad as this thread makes it.

Forget about the stats, your city alone is empty- no demand for land or is it because Ghanaians are poor to buy land? The few built up areas like airport CBD(the only CBD Accra has) will struggle to beat south C in Nairobi.

Give South C 3 yrs to beat Accra.

Don't you think? Especially in africa where majority purchasing power is very low.
