A friend based in Sydney Australia is coming to Nigeria for holiday. His married with 4 kids and he's coming for few weeks and he want to have his own house where he will be staying instead of wasting money on hotels as he normally stay in hotels whenever he visits Nigeria. According to him he saved up to N35m and he want to buy a house in Lagos with N30m that has good title like c of o. He's not sure if he should buy the house in an estate or non-estate as he fear the yearly service charge. He want best advice on the followings-

1. To buy in Estate (serviced) or Non-estate not serviced? Or is there non-serviced estate?

2. Island or Mainland? What part? Security wise and which area?

3. Block of flats or Bungalow or Duplex?

4. Where can he get such property with N30m with good title like c of o?

Buying in an estate on the island is his best bet for security reasons and many more... Blocks of flats in a good location around ajah or a duplex around areas farther than ajah.

Yes i suggested it, but he's afraid of the rainy season S per well known floods in those area Ajah.

If not he's chosen Lagos, Enugu would have been a best choice preferred. People in diapora flood Enugu for same reason. Nice locations, Security, power supply, good road, cool estates even.

That 30m would do so much for him with change. The government of the state is really investing in real estate big time.

It all depends on which part of Ajah.
The flood gets to an alarming level only on few occasions provided he does not buy in an area prone to flooding.

I read what you wrote, and I would like to profer solution to this

First he should get it in an estate, it's more secured

And for the location, either island or mainland are good, as far as he's getting it in a secured estate.

But the truth is to get a 30M house, for that price l, it would be a 2 bedroom flat/apartment he would be getting which I'm sure it can't contain both him, his wife and 4 children.

What I'm proposing is he gets an off-plan property, that should suit his need, with this he would have more time to buy a property and the best thing about off-plan property is that he can even spread the payment plan for up to 24 months.

Construction has started and is ongoing, I've got different off-plan properties at
ISLAND - Ikate, Lekki conservation centre, Ajah, and Abijo.

MAINLAND - Irawo Kosofe

So you mean i cannot get a 4 bedroom Duplex or Bungalow for N30m within Lagos?

For 4 bedroom bungalow.....No
But for 3 bedroom fully detached...Yes

I have
3 bedroom semi detached - 19M
3 bedroom fully detached - 23M
3 bedroom fully detached with BQ - 24M
