In a HALF decade all the places on the whole Mt Kenya highway like Mwea will become unrecognizable. It'll be a giant development corridor: real estate, construction and urbanisation like Thika superhighway and Kitengela.
Was telling a pal this weekend if you HONESTLY CAN'T leverage smth small from this you're either:

- utterly unlucky like the dude who CAN'T get kitkat even in a hohouse

Yes I think 3 areas are about to erupt.
1) Rirorni- Limuru - Westland - Ruaka-Gitaru - the expressway, the james gichuru-rironi road - and the western by-pass. Put your money in the upper kiambu...though land is already very expensive there.

2) Thika-Kenol-Makuyu-Makutano - and maybe even all the way to Sagana and Karatina - will see huge growth in the 10kms corridor to new expressway.

3) Hidden gem - I was there on saturday despite having to fly the same day - Suswa Ngong. Please run there if you can now. Maasai are selling an acre for less than a million few meters from tarmac - from tarmac - you get for 2million.

This one is the best - huge land - very cheap - foolish Maasai

And kilimani, Two rivers, wetlands, upper hill, south C, Nairobi downtown CBDs are not in the same grid.

The same goes for high-end residential areas: Karen, Lavington, gigiri, Rosalyn, kileleshwa, kitisuru, Runda, etc....

Middle-income areas like lang'ata, nyayo, Buru Buruu, etc.

Low-income areas like part of Eastlands, kibera, mkuru , Mathare are not in the same locality.

I can't EVEN rmbr the last time I was beyond Sagana, maybe 2012 or 13. This Digital Centre is a major investment, min 5 mn $ . It's NOT like the Lari Stop Over, which is BASICALLY a highway rest stop.

-how urbanisation follows business. Imagine when the Thiba dam is complete!

Project Manager, John Karanja, said the Dam at completion would hold 15 million cubic meters of water, which will be supplied to the farmers within Mutithi section where the existing scheme is being expanded by 10,000 acres.

Currently, the Mwea Irrigation Scheme has 25,000 acres under rice cultivation but upon expansion will add up to 35,000 acres, which will translate to double production of paddy rice.

“As from next year upon being handed over, rice production in Mwea will double from the current 120,000 metric tons to about 250,000 metric tons due to the double cropping,” Karanja told the Committee.

Mwea Irrigation Scheme Manager, Innocent Ariemba, who was also present said the income from the crop which stands at Sh 9 billion will also shoot up to threefold to about Sh 20 billion per year and improve the wellbeing of the farmers.

PROBLEM is I'm NOT getting proper info- those who SHOULD know tell me contradictory info eg, Giant bamboo needs only tea zones while last week I heard of a guy with 10 ac on Koru!? Or you must fertilise when a buyer last week informed me you shouldn't as that weakens the walls.
Bamboo can give the best passive income of 10k $ per ac yearly for 50 years if you sell poles. If you process into furniture or flooring that rises 6 to 8 fold.

I have land huko mau forest with bamboo growing naturally...explain to me how I can make money. Some guys actually cut them for free in farms and take them. The entire mau forest of Kiptangich - to olengeuoren is natural bamboo forest.
