Well, if you are considering aesthetics. The window could be a false one. Whereby it will be constructed using same height as that of kitchen or bedroom window but only the 0.6m part will be openable.

Merry Xmas everyone.

I have been thinking of mounting a 4 bedroom bungalow, but I recently made enquiries for Cement and the distributor said 4,500. With this in mind, I'm left wondering how much I should budget to compete this project. Considering the inflated cost of building materials.

I will appreciate if anyone could help with a detailed or estimated figure.

Please, I've noticed this trend in buildings around me, where the pillars are first casted, both upstairs and downstairs, before block work is done, both external and internal. I'll like to ask, is there a particular reason for such, and can it be done in residential buildings? (Seems most of the buildings that do such are office complexes or stores).

Also, I'll like to know how many blocks are needed in constructing a simple self-contain apartment? It's going to be two selfcontain down, then two upstairs. Then another set, until the plot is filled, they are going to be detached. Reason for this is paucity of funds.

So, I'll love to know how many blocks will be needed for Just one, so I can start from.there

Good evening bosses in the building , I need an urgent advise.

A neighbor packaged a government acquisition land and sold it to me as a genuine land sometimes last year . I was at window level because I got to know it was a government land and surprisingly he never feel sorry for what he did at the end of the day I decided to sell off the land and recover whatever I can get out of my investment and I told him to sell it off since 13 months ago but he couldn't get a buyer before another agent brought a buyer and I sold the property at a lesser price than my investment.

I paid the guy that brought the buyer and the first agent is disturbing me for his agency fee even when he couldn't bring any buyer and I know he's been charging interested people before taking them to the land and he knew I sold the land at a loss o.


Is he entitled to any payment despite not bringing buyer for the property ?

IMO I don't think you need to give him anything, except you have a written agreement to pay him an agency fee irrespective of who brings the buyer for the land. But you if you feel like compensating him, you can give him something.

There's no written agreement between us and I planned giving him something when the buyer complete the payment but I may be forced to look away with the callous way he's handling the matter.

You unknowingly bought a govt land which you now know it's illegal.
Now you sold it to another person who will later suffer the consequences of buying illegal land and you are not feeling bad about that.
You are now asking for advice on whether to pay a fee to a criminal agent! You get mind sir!

I have ended up using 95bags of POP cement to do 3bedrooms all en-suite, 2 sitting rooms, Kitchen, Ante room, guest toilet and 2 balconies. 166sqm in total… is this normal? The only complex design is the Master bedroom. I feel I have been robbed… chai!…please help.

May be the new buyer would package it and sell to another too!

I can’t say you’re robbed. Neither can I say you got a good deal until I see the thickness of what was done for you.

If I should go with the thickness of the POP in one of my build, I think you got a very good deal using 95 bags to cover 166sqm. We did 16mm thickness on the project.

The thicker, the better the POP.

I'm quite sure before you can talk of having cement booked, you must have a survey plan and Architectural design. That will give a clue of what you want to do.
4 bedroom flat is different from 4 bedroom flat oooo. I'm sure you know what I mean.

Are you doing full dpc? What are the other facilities you want to have in your proposed building? Many other questions like that. What foundation type do you propose? Normal strip, deep strip, pad? Etc

Anyway, from my experience of being a CORBON certified Builder, you will need between 120-150 bags. Let's see where that can take the building to.

What will you have done if you fall victim Sir?

It's easier coming here to criticize me as if you would've done better.


Now let me tell you this . Some people actually knowingly invest in government acquisition lands because they normally cheap and believed one day government will release the land or part of it and they will ratify or whatever they call it but that land was supposed to be my first build and I can't afford to take that gamble. The land was bought by one of the landlords in the area and I don't know if you expect me to turn him down
