But ANC grew GDP from 140 to 410B btw 1994 to 2010 - quite impressive - near trippling in 15yrs.
Then South Africa hit the proverbial middle class trap.
Now you economy has serious structural and systemic bottlenecks that are not easy to resolve.

There's an over supply of housing in Accra and prices hasn't dropped

Accra has fallen into the Venice kind of tourist bubble which has led to astronomical rent prices....

Have you heard of Veblen goods in economics? That is what Accra real estate is.
Prices are constantly going up because of the huge demand, so more and more money is being pumped into it from all over Africa.

El sisi has fixed their structural and systemic issues - and there is political stability now.

Unlike South Africa who last made serious reforms in 1990s - Egypt has just about finished reforming it's economy and it's institutions.

Egypt had these issues "Large budget deficits, loose monetary policy, and a fixed exchange rate had resulted in a drastic reduction in foreign exchange reserves, high inflation, and unsustainably high levels of public debt. Growth had fallen and unemployment increased, especially among women and youth."

But now they have fixed them - and their economy is starting to fire on all cylinders.

They are targetting 6-7 percent growth rate - meaning you'll never see them GDP nominal wise - per capita - they are still below you

Go and learn

We have more office space and pricing alone compel company to buy or build their own spaces than rent at some of the most expensive prices in the world. There are more than enough space for govt ministries such that we can create new ones today and they will have a space by tomorrow.


The demand for luxury is not determine by supply ... No matter how many is supplied, prices will still remain high.

Some cities just create a kind of status that determine pricing.

That's economics 101 go and learn
