Nairobi Metro is close to 10m - about 7-8M.
Nairobi if allows Slumization (private informal sector) will become another Accra or Lagos in few decades.
The housing sector has to be formalized - pension funds, insurances, big housing companies and gov to provide social housing.
Gov doesnt need money to build houses.
Let use Kibera for example
The slums are in very prime areas - Kibera lies btw Upper hill/Kilimani and Langata/Karen
An acre of land in Kibera would easily sell for 5m dollars - minimum 2 million dollars.
Now kibera is 650 acres.
That land is worth 2-3Billion dollars or about.
Give a chinese developer that land - tell him to squeeze the current 200K Kibera people into 20 percent of the land - and rest to convert for private market rates houses- and pay himself.
200K people probably live in 50K units.
That chinese can develop very basic units for 10K -20 usd each- that is 500M- 1B dollars
So that land is even more valuable - than providing them free houses.
The same can be done in all Nairobi slums.
That will clear backlog of slums.
And gov can start to keep up with social housing needs...

But if Kenya was to continue - we would become Accra - HUGE ENDLESS SLUMPOLIS - where everyone wakes up and build their own thing

Accra and Lagos haven't even gotten close to your level of slumminess.....

You're talking about housing formalization as a big dream for Kenya.... It will never happen in Kenya untill you guys can improve disposable income like in Accra and Lagos..

Simply because the private sector has created and even better situation which is working business sense wise.

The travel time from Kasoa to Accra without traffic is 45min.
Tema to Accra is 20 minutes when you use the motorway....
How fast do you think it will be like with uninterrupted transport?

Mallam market and Mallam old town which is a small area around the interchange.

The he Has West Hills mall which in not Kasoa....

Kasoa I also bigger and a better residential area than where 60% of Nairobians live

You know how it works in ghana but you can try and deny it openly. It fizzle because they know their party/Givernment would be at risk,if they try to relocate and demolish structures for such redevelopment. They would lose massive vote of those whose houses might be affected and their sympathizers.

80% of Nairobi built up area looks like this and this is where everyone lives accept for the few who will afford the few nice areas

Around September we were driving around Accra with an uncle who just returned from Germany and immediately we saw one multiple story building with about twelve apartment,he immediately said this what we need in ghana not everyone wasting land to build as they like.

Yes it is an entire area filled with beautiful stand alone houses but like the most part of Ghana, you will always finds depressing sight of containers, kiosk, dust to mess up the entire neighbourhood.

Just find out and you will know why most communities in Accra will never want that kind of mess after viewing Nairobi

there are no kiosk there and sand on their roads comes from the continuous construction happening around.
But I will be nice to have kiosk shops around that area so people can easily get their favorite candies, biscuits and soft drinks to buy instead of driving to their commercial area.
