Peoples houses have been flooded before and all the funiture destroyed all they have to do is to let go and move on. Just learn for next time that when you are making an agreement with someone and it involves money just know that there is a 99.99% chance they will not pay you the money back.

Yeah you right but give her more time and if she does not pay, just learn for next time to draw up a written agreement with a layer in such a situation before you hand over your items or money to someone.

as long as it is documented you have a good case but your actions should be within the law, know where your right stop.

Ok. My take is that you should move your stuff and tell the landlord what happened. Let him deal with them.
