Agent here would give you high price!!

You would have to search for accommodation yourself to get that 30k house( Some agent would still give you 40k-50k and so on)...
But let me be sincere, accommodation of that amount wouldn't be that easy..!!
I stay around UNIBEN, but would advise you up your budget.... small..
To get a nice place!!!

And there's not much high paying job here!!!
