I don't think the bros knows the cost of materials oo. Secondly structure cost is usually nothing, the real cost starts with the finishings. Electrical, wiring, plumbing and co.
With that drawing or sketch,,it wont cost nothing less than 50-70m to complete for a very good finished job

it's a bungalow not a duplex.

Bungalow with pents are cheaper to build. Ground floor has 3bed while upper floor has just one room & a lounge

The Pent floor is less than 45sqm. Ground floor is 160sqm total. So we are looking at a foot print of 200sqm total. Breakdown is available for doubting Thomases.

Nigerians really don't know what they want. If the cost is high, ppl would say it inflated , contractor once to rip them. Then we make it affordable , you say it should cost more.

I didn't insult him o. If you notice I made mention of wiring cost,fittings , plumbing and so on but just like you said we should wait and hear how intends to do it
