The house advance rent payment option only happens in Urban area and because Ghana is quickly urbanizing, there is much more demanding in the central urban where there is major commercial activity hence the demand from the greedy landlord .in the north for instance , even sheep's and cow sleep in a big room , too much empty house. People are really moving to much more urbanized area. And it is on record Ghana is more urbanized than kenya .

Ghana is not urbanizing faster than Kenya. It urbanized long time ago. It prematurely urbanized creating slumpolis. Houses for rent, AirBnb, and any decent housing is expensive because there is no supply of decent housing. Almost everyone in Ghana just buys or get a plot - and build their own ramshackle without water or sewage - or even metered power. The main rentals available are normally corner or extension of the main houses.

Problems
1) Premature Urbanization - 50% plus urbanization at your stage of under-development is not good - half of those people should be in their villages digging or tending to goats.

2) Informal housing created sprawling slumpolis without decent formal housing sector.

Quick solution - stem any further urbanization and even reverse if possible - by making sure rural development happens - and most important start to formalize housing sector.

Let big insurances, pensions, real estate firms and others build huge uniform standard housing that are affordable to Ghanians - who should get very cheap mortagages. This is what Kenya is now doing. Someone from university should after 1-2yrs be able to get cheap mortagage - and be on rent to own.

Not every tom, dick and harry building their own thing.

That basically mean NO EXCUSES. The press and Ghanians should not push that theory of we were stolen. They should tell Ghanian footballers they DISAPPOINTED. THEY FAILED. THEY LEAKED THREE GOALS in a world cup match. THEY SUCKED. THEY WERE BEATEN. THEY CAME OUT WITH ZERO POINT.

The fact that Ghana is more developed than Kenya in every sector should give you an idea why we are more urbanized with commercialization in every community.
Ghana has 86% access to water... If you had said streets paving delaying, I would have agreed with you but not water and sewage, those things even get done before lands are sold and before houses are completed and so does drainages.


Your point 2 rant is just another rant all because Ghana managed to create beautiful communities with proper housing in it suburban towns where majority of the people choose to live because they are well to do.

Packing people in tin cans in Nairobi is abnormal, atleast there should be some kind of standard and not those nasty Soviet blocks.

The rate of urbanization or optimal urbanization has nothing to do with Kenya. Look at China - it just got to 50 percent. Look at other countries.

Ghana, Nigeria, DRC and many Africa countries have a pre-mature urbanization that created sprawling slums.

Most of Ghana cities - including Accra and Kumasi - quick picture test - SLUMS - entire city is almost a slum to me.

Urbanization should go in tandem with Industrialization/Formalization.

You cannot cram people in cities without opportunities, infrastructure to move them quickly, sewage, water and all critical infra.

They are better off in the villages. Make the villages work for them. At least the poor can grow their own food - and live cheaply.

We have the infrastructure to move them quickly and that is why it is possible for them to live in their suburban dreams and be able to relax..

Nairobi 95% of Nairobi land mass is great. 5% of land mass are occuppied by slums - majority illegally built in public land - river basins and forest edges - with people parked like crazy.

All the slum dwellers are victim of rural-urban migration - who arrive to find no formal jobs - that can sustain urban living - and should ideally be in rural areas farming if farming was profitable, good schools available, security and etc . It cheaper for gov to fix agricluture - and keep these people in their farms.

As for Nairobi versus any West Africa city - no contest

You can never really have a Nairobi versus Ghana picture or video contest.

shut up, Any good report study will tell you straight, Ghana is well urbanized than kenya, and currently, Accra is the fastest growing africa city follow closely by ibadan( Nigeria). Houses are charged based on the area of location, there is value for property here. And you can quickly roll up your investment here particularly in real estate. The real reason almost every rich men are diverting into the business now. And again, Ghanaian are free minded people, we love our own privacy. everybody want to become a landlord , hence the reason for different types of structure.With govt control area( they are law,) for example, bungalows aren't allowed to be build in airport city. Both 1 and 2. And by kind of fortune, Ghana recognised free own land and customary land, therefore we buy and build according to our Will. people can build a storey building and later add to it in a later year when they have the financial strength. So, it is common to see a single room turning into two or full bedroom flat. The owner gradually add to the building as he or she can provide financially.

Giving institutions the option to build property will only birth problems, there will be lot of homeless people as many people will not be able to afford the kind of property a business venture like that has in stocks, or be able to finance it. Unless the rich only . And with a mortgage, it is really nice to be debt free, you can actually sleep well at night. We are not copying blindly.

I dont dispute that Ghana is more Urbanized than Kenya. I dispute if that is a good thing. You study a little bit about premature urbanization and see why you've turn you cities into huge slumpolis. Kenya itself should not be at 25-30 percent with half the resident living in urban squalor - we should ideally only have 15 percent of people living in urban areas - and rest in rural areas.

How do we stop premature urbanization - Kagame in Rwanda forcefully send back people to rural areas - Mugabe in Zimbwabwe destroyed slums in Harare - and declare Zim a country of no slums.Somewhere like Kinshasasa is like 95% slum shanties - majority just escaping because of security and total lack of infrastructure in rural DRC.

As for Ghana - most of Accra for example should be declare unfit for human settlement - destroyed and rebuilt properly.

We loose but we loose galantly. That is the difference. In football, scoring goal is the most important aspect . We scored but we couldn't outscored our opponent. If at the end , we share same points with other team in the group (quite common), they will take the goals we score and the goals we received into account.so our two goals are not waste. Mr idiot .

You don't need to rant madly, let's stick to facts.
We all know what 80% of nairobians live in, what you already know to be slum scrappers... Only a few people live in organized and nice communities which are just a few estates.

There's a reason why Nairobi doesn't come close to most West African cities in development even the power consumption alone is enough to tell you why.
