I saw this video on youtube were the guy was saying that the 2 units 4bedroom duplex semidetached is sitting on 300sqm. Could that be true?

Depends on the shape of land , it's possible.
But it would be a 4bedroom duplex with two storeys.

Something like this would fit into a 10 x 30m land (300sqm) .

The video I saw of the 2 units of the 4bedroom twin duplex is just on a Storey (ground and upper floor)

Yes , if the land is a perfect rectangle, you can
build a twin duplex with a total floor area of 200sqm . But don't expect luxury bathrooms with Jacuzzi. Rooms would be average size.

Thanks for sharing… I prefer and like the concept of the 3 bedroom. Gives some space in the compound for kids to run around compared to the 4 bedroom which the compound looks choked up

I absolutely agree with you on the concept of the 3bedroom. I am a lover of space too. The thing is because people want to maximize the land space they have most especially in cities like Lagos, people come up with these kinds of designs.
