Check Out Bungalow Floor Plan: How Much Should I Budget For DPC Level? by Joyful365(op):
Please help critique. It's a three bedroom bungalow with one master bedroom, kitchen, dinning, storeroom and study room attached in the master bedroom.

There's plan to develop the back of the building later, hence no additional windows in the back rooms. No interest in other fancy additions like anteroom, foyer, visitors toilet.
Internal wall measurements are included in feets...but account is not taken of space consumed by blocks.

Please note that blocks, granite and sand to complete DPC level are already available.

My questions are:
1. Is the design okay in terms of ventilation and visibility, especially in the rooms and main lobby?

2. Is there a need to include pillars?

3. How much should I budget for this to get it to DPC level first and then from DPC to roofing level (to give time to mould more blocks)

Experienced engineers resident in Benin city can drop their honest and quotes based on above information and I'll reach out so we can commence immediately.

More information:

The entire structure should be approximately 43 feet by 33 feet, including the space consumed by blocks. But inner wall measurement is 40 feet by 29 feet.

1. I can help you to be redesign at no cost just send the sketch of the Land to me but if you insist on using this plan the following points are to be known

a. The lobby is too long and there is no hope that there will be introduction of lightning.
b. the third room can be cross ventilated also you can still generate the third conveniency and visitors toilets
c. the location of the entrance is not pleasing except if there is a good reason locating it tear the site plan will speak volume on that.
d. the circulation look zig zag

2 Pillars can be avoided in bungalows if the soil is good and the blocks are strong with good workmanship. better still if you can afford buying iron rod please include it in the building is going to help.

3. without working drawing you can't get the cost of the substructure. From experienced average of 800 blocks, 11 bags for raising of the blocks. 170k workmanship from digging to raising of the 800 blocks etc

See the amendments I think are necessary
Increase dining to 8ft width and change door position
Introduce glass block at the lobby (W)

Hello. Thank you for your feedback... I adjusted the plan to include visitors toilet at the entrance veranda and a 3 foot wide lobby with window only facing kitchen veranda to provide some visibility and ventilation for the main lobby...

Hello. Thank you for your feedback... I adjusted the plan to include visitors toilet at the entrance veranda and a 3 foot wide lobby with window only facing kitchen veranda to provide some visibility and ventilation for the main lobby...

Thank you. I've been away. We've started the foundation to dpc yesterday, no work today and we'll finish tomorrow... We later adjusted the plan to reduce the lobby length... So one room, kitchen and kitchen store and kitchen veranda at the back... One room ensuite... Two rooms using one toilet... Visitor toilet at the entrance veranda...all toilets on one side of the building, facing south... I'll create a thread one day to share progress and experience
