Clients will always have more complaints about the agent than agent about the client

Well I have been both an Agent and a client

1. Clients have an idea of the house they want but their pocket is always 10times lower

2. The landlords are greedy both new and old house
In lagos don't be surprised if you go to a house without agent

You will still pay the full outrageous agent commission tagged Agreement and commission

Without any lawyer for Agreement papers or agent for commission

3. Agent work is capital suffer
You just join and you be hearing big big money they call

By the time you successfully do one job
You will hear
Landlord cut the commission to half, then 4 people will share the remaining half then one person that hold the key will collect something

Na you go later go beg your client to help you find something

4. You can never show a client one house and person will be satisfied

Minimum of 4 to 5

You go waka and money you collect your body go hear am

5. There's high risk of falling into a dubious landlord or developer

You and police station

Because if developer or landlord fault agreement, you're the one the client will hold

6. You can only be successful agent/ realtor if you Make sales of high value properties

Anything less na survival mode just to eat

Hence 90% of agents you see are always looking like someone that just left prison

Some clients will not cut their coat according to their cloth.
They always want the choice houses/land but don't have the money to pay.

I've met so many of them.

If you are not good at lie dnt go into that job. They can package uncompleted building for a high ridiculous price and disappear into thin air once they have gotten their share. They do collided with landlords to increase rent so people can pack out of the house becuz they need inspection and
agent fees. That job should be criminalized, they have caused legit hustlers alot of stress

The person rented the house from a barrister and told me he had paid for the house but that it was too big for him. I knew one guy inside ikota shopping complex who was into agency. I was soooo broke and thought of it as an opportunity to even get something.

So I told the agent. Next thing he was able to bring 4 people as tenants. One was a yahoo boy who smoked weed and another was a runs girl

Neighbours started noticing strange activities in the compound. Men (married and elderly) were bringing range rovers to sleep overnight with the runs girl. People started playing loud music and then the Neighbours called the barrister to ask him what the bells his house had turned into

That was when barrister started quoting documents about sublet blah blah blah and instructed everyone to pack out of the house. He even claimed that my friend didn't pay him cash for the house which turned out to be true

Omo... the guy seeing that his canopy had blown, just woke up one morning and ran away from the house. Tenants were asking for their money before packing out, landlord self called vgc police to lock us inside their properties inside the compound that they didn't pay water bill all along.

I was the only person they were able to fall back to. Like... where is my guy, me I no see the guy again he even stopped picking my calls. Na so I take find myself for cell oh

My dad travelled to lagos to remove me and we ended up paying evey tenant their money. I got a good job not long after the incident so I was paying monthly to the police station. Until one of them (tenant) who was a pastor forgave me his own part. That is the story

Trust me before my dad travelled all the way from benin to lagos to bail me, I had called all my friends and relatives and none showed up. This was a major lesson to me about life. I got a good job not long after the incident so I was paying monthly to the police station. Until one of them (tenant) who was a pastor forgave me his own part. That is the story

Let me share a little experience


1. There are clients that have virtually seen all the apartments available to let in that area.
These types of clients have practically used all the available agents to help them scout for a place.
If u happen to meet a client that tells you he or she has seen many apartments u would like
them to inspect, there's no point wasting ur time. Just leave them and move on before they use and dump you.
Except you have an apartment in your yard that the client has not seen before.

2. There are also a class of clients that are not in a hurry to get an apartment but are ready to
waste your time in searching for an apartment for them. Here's what to do, let them tell you
ahead of time when they need the apartment so that you can focus on other things.

3. If you are new to this business, older agents will want to use you without compensation.
For example a client meets Agent A for an apartment and Agent A tells you to show
the client the apartment with the impression that when the client picks the apartment, you will be compensated.
I can guarantee you in most cases, Agent A will not compensate you once the client makes payment.

4. Choose the agents you can work with carefully. The truth is that many agents are criminals and
damn too greedy. It's not everyone of them you can work with.
Choose wisely so that you won't have your fingers burnt badly.

5. Never sweet mouth any client to take an apartment you know little or nothing about,
because if the client is not happy in that apartment, it will hurt your credibility and possibly
hinder your progress. And in some cases, you will find yourself in the police net.
As a rule for me, I honestly tell clients about my reservations of certain places in helping them make
a final decision.
For example, there is a lady I got a shop for in the month of June. I noticed a lot of red flags during
the negotiation and I advised the lady to let us look elsewhere, she did not agree.
Today, she tells me if she had known i would have listened to me when she started going through unpalatable situations.


6.This business is purely based on timely information. Without relevant information,
you will lose plenty of money. So many experiences around this I would love to share.
However, if possible join relevant associations in your area to be able to be part of their
whatsapp group so that you can get timely information from direct agents.

I have had a similar experience with a nairalander here, though it wasn't realestate stuff. Dude made me lose an important client cause I wanted to keep to my promise

Tell him to schedule you never can tell in this business, the most unserious client actually give a better deal.

If you know what you're doing in this line of businesst then it's just a matter of time, you'll be very successful. Single rooms and selfcon. were my starting point many years ago, today I can sit at home and give you a direction to 5 houses for inspections and payment without having to move an inch. Here's the best foundation you can lay on this business; TRUST
A lot of agents are desperate, so desperate that they will kill the future for a penny. There was this client a neighbor referred to me for a single room ( single rooms are the most difficult job in this business with so much little to go home with, you go Waka till kingdom come ) I was really patient with her because she was a referral. My colleague was able to link me up with a young land lord, she like the place and paid for it. It was time for agency (commission) the lady started crying that the landlord has completely finished her with so much fees. I took part of my share and added it to my colleague so as to maintain the relationship for another job and left, not knowing that this lady has recorded this gesture. Few months later, she called and met up with me , she said the sister needed a land in a particular area and that she can only trust me for the job because I was there for her in time past and that she trust me so much. She gave me huge inspection fee, recharge my phone , and this job was my first landed property back then. Trust is very good in this business.
Try and be punctual.
Don't tell your clients that you're there when you're not. Don't post a picture of a house if you're not sure about it. Take inspection fee from your clients and pay your way to a said property, see it for yourself so that you can details this to your clients. These basic things helps you a lot.
Landed properties are not properties to joke with, never you be in a hurry to sell a land. Do your thorough investigation about a property using the details on the agreement or allottee papers. Never you allow your client to make a haste payment on a land you're not okay with, don't put your mind on agency first, agency is too small compared to the amount involved, so be very careful.
Get yourself a lawyer.
No matter how careful you are, there is always that job that put you back to square one. It will be a bit easy for you to have a say if you have someone to speak for you. Last December I sold all my colleague's property to bail him out on a deal of 17,500 but he ended paying 730k in a police station.
All these things I'm writing here is about the street agents, those who started from nothing, no school certificate, sometimes not registered, you can still make it if you observed the guidelines.

A client gave me house to sell,I was the mandate and I also owned both buyer and seller together,the best opportunity to make my good 10 % from buyer and seller,but the seller ended up frustrating me in the middle of the transaction by denying what he promised to give me to give me,he also compelled me to give some one a portion of my 3.5 percent from the buyer which he also dabbled into,at the end he made nonsense of the whole thing,I said No that arrangement and he said he is not selling and my buyer is ready to pay. I just have to take it like that. It can never happen again,it was a learning point.

After then,I prepared my Non disclosure Agreement form for any transaction,no family again in business

1 house owner, 1house buyer, 4 AGENTS. It's okay

It's not a one way thing. People have equally gone through manipulations and outright theft from you guys too.
