2. The landlords are greedy both new and old house
In lagos don't be surprised if you go to a house without agent

You will still pay the full outrageous agent commission tagged Agreement and commission

Without any lawyer for Agreement papers or agent for commission

3. Agent work is capital suffer
You just join and you be hearing big big money they call

By the time you successfully do one job
You will hear
Landlord cut the commission to half, then 4 people will share the remaining half then one person that hold the key will collect something

Na you go later go beg your client to help you find something

4. You can never show a client one house and person will be satisfied

Minimum of 4 to 5

You go waka and money you collect your body go hear am

5. There's high risk of falling into a dubious landlord or developer

You and police station

Because if developer or landlord fault agreement, you're the one the client will hold

6. You can only be successful agent/ realtor if you Make sales of high value properties

Anything less na survival mode just to eat

Hence 90% of agents you see are always looking like someone that just left prison

Agents are the major cause of accommodation problems we have. From them misleading clients against their will to go for a house that's not good , knowing fully well that the house is bad but their greed wouldn't let them .
Few months ago, my brother got an apartment, thankfully the owner is a nice person. She opened up to us telling us that agents are instigating that she should increase the house rent and that she's spoiling business for them. This is not fair at all. With what is going on in the country, everything is increasing except salaries and you want someone to increase rent. Like you nor dey pay rent abi na you build house for the owner.

Most Clients do not have money to buy houses or homes.

Most will call, talk so serious, waste your time but you will realize that shi shi, they no get.

I sell newly built houses and homes on the Island in Lagos around Ikate, Ikota, Lekki etc worth N70M and above but most of the clients don't have the financial means to get them so they just call to waste their time not mine.

To me, I feel if you don't have means to buy a property, do not start talking to the sellers so u won't waste their time.

Secondly, news travel fast, sellers know themselves. If u continue trying to decieve these guys that u are serious when u are not, the day u will really need these houses, u will go to them to buy but they won't take u serious.

They would have for sale but won't sell to u because they have heard ur history.

About 3 agents have been missing in the last three years. From going with clients for inspection.

I have many good and horrible experiences with clients too numerous to mention.
You’ll get frustrations from fellow realtors, and clients alike.
I’ve had a client who finally inspected a property after about 2 cancellations. He asked me ti make offer to the seller on his behalf which was rejected and still asked me to make a better one because he needed to close immediately and that was accepted. He kept giving excuses after then. I’m experienced in the biz though and that’s why I didn’t take it to heart.
If you’re a newbie, be wary of your fellow agents and clients alike whose agenda is to circumvent others.

For the past four years as a realtor with Pwan Group, I realized that some clients just want to know prevailing price of land and houses. They will sound so genuine whereas there is no money in their pocket. Another worse case is after inspection, they will ask either a lawyer or a close friends for their opinion. Those ones will give them negative response whereas at the back of their mind, they have a property of interest to be presented to the client, later. But what will Realtors do, it is to remain committed to demands of clients, because genuine client is never written on the forehead.
