You didn't answer my question on who is the government.

If government owns all land everyone would go live in space. Lands has being in existence for millions of years before Obasanjo or government, land will still exist after Obasanjo as for government, if the people unite they can topple the government.

And oh! Does government also owns Obasanjo's lands? Please answer, Otherwise your claims are flawed.

"C of O" does not mean Certificate of Ownership but Certificate of Occupancy, because according to the Land Use Act, all land belongs to the government and the governor of the state is vested with the power to administer the land for the benefit of the public.

The state government actually owns all the land in the state, but the land use act recognized that there are some indigenous people that has been exercising right of ownership on some land before the advent of the Land Use Act, that is why those portion of land are being Excised and published in the Gazette, that's why you hear of people talking about Excision or Gazette.

Am from Edo but I will prefer to buy a land in Lagos than Benin. You are talking as if Benin is better, they can sell a land for three people. Do you know the number of land cases in the Court. Same tribe in different communities will be killing their self because of land. I have family and friends who lost their lands. When buying land in Lagos, patronize registered real estate firm, confirm from government agency and make sure your land is not close to canal, high tension areas. Don't listen to any sweet mouth. Land in Lagos appreciate far more than any other places in Nigeria.

I know what C of O mean, my father own many ancestral lands which he inherited from his ancestors before Obasanjo was born even before Naigerian was invented, none has C of O let government come and claim them let's see..

It's currently selling for 35m per 400sqm.

Estates that surrounds this plots are going for 50m per plot. No cap.

N20m for a piece of land in a country where their government workers get paid N30,000 monthly. If this were a movie script the title of the movie would be "LIving in A Zombie Land". Looking at the Estate picture, I didn't see any road work or any other infrastructure whatsoever, and people are still buying the land. Jeeze. I have a morbid fear of anything in that axis. The flooding after the heavy rains are a no no for me. I can't be far way and be wandering what water has destroyed in the house.

Muiz Banire gave a prediction about this phenomenon way back around in the early 2000...that Lagos will be submerged by water in the near future

After buying the land and building a mansion, hotel or hospital it would be demolished in few years time, or some people would come and claim that you must buy the land again 50 or 100 million naira or they would take over your property because the area has developed into a hollywood like area.


If a land is not an individual ancestral family owned land i ain't buying. The ancestral land you can trace the origin of the land and you would perfom all the ritual rights after buying like offering of Goat, cola nuts and pouring of plam wine on the land, after all these ritual if you come and claim the land is yours and it is not, you will die in 7 days I believe in natural law and punishment

The Maldives is of lower elevation than most places here in Lagos yet it hasn't been submerged. So think about it.

I was in Florida recently. I observed that the place we went to had social amenities like excellent road networks, malls , hospitals even though it was a developing area terms of residential properties.

The roads and amenities were built first and that led to investors coming to put their money into the building of residential properties and other types of buildings.

In Nigeria it is is the opposite.
