Nobody is raising a lot of this wild and mannerless women with no home training. That is why a lot of landlords will not rent to women or mothers living alone.

I sent her a reminder below because she has been threatening fire and brimstone and being abusive to everyone who has anything to do with the property (agent, lawyer and maintenance men even).

As an illiterate she did not understand the message and resorted to demonstrate how lousy she is. After 14 voice notes swearing at her mother I had to block her. I have not even met her and did not even know what she looks like until recently this month July 2024.

Apparently she was sent back to Nigeria from UAE and joblessly is waiting to go to the UK

Good morning Mr Ipoade this is the landlady of the flat for your wife at Ayobo.

Please speak to your wife as she has damaged the flat whilst overcrowding with her guests and is now verbally abusive and wishing ill health on an issue that does not concern her.

Between August 2023 and December 2023 one wahala after another.

Your destruction of the toilet and threat not to repair is a matter of concern also the over crowding in the flat cause me to believe that damage will continue to occur.

Your conduct when the agent and Lawyer came to serve Mr Lawal whilst being totally uncalled for is also not acceptable and we agree that you should move on after the end of your one year certain tenancy as we will not renew after this time.

She wants a platform to let me know how crazy she is so I am giving her a platform cos she thinks it will make her famous and a celebrity.

How she left the flat after 1year. We will leave costing as repair work gets completed.

She did not have permission to install the equipment that caused structural damage to the fabric of the wall and was in fact advised against such installation but being a defiant with no oita of respect she went ahead despite adequate provision being made in the compound.

I started off not collecting damage deposit and then minimal 20k which has now increased to 60k because more and more tenants are destructive.

I am seriously considering changing it to 100k they end up raising cost for everyone else.

After the above she then resorted to abuse and disrespect and for rent that was due on 31st January 2024 she still has 25k outstanding at 20th October 2024.

She was served quit notices to vacate on 31st January 2025. She is a fighter and keeps insisting she is going to stay but I do not know if it’s because I am a woman but I will not be making any exceptions in the future. If their income is sketchy and I am not able to establish an ability to fully pay I will not accept. If they are caught making a fraudulent application for housing I will not go ahead with the application.

Good morning Ms Grace Ekeh just going by what you told me in January, you are due in January or early February and we are now in April and then you are going to pay all even before March and we are now in April.

Always remember any date you give will always come by the Grace of God and you will be the one that will let people know if you are reliable or not.

Even though I am taking what you tell me with a grain of salt, I will give you till May to pay the balance of 125k because of the situation but you do need to seriously reflect on whether you can maintain the rent by yourself Also In june/july, i will issue 6 months notice to end on 31st January 2025 in case you are not able to pay your rent next year when due.

Nigerian Tenants every 3 years or so one has to do a house clean up with 4-5 evictions because the average Nigerian is looking to steal, take advantage of others, ruin one’s business and take on tenancies that they can’t afford.

The last one was in 2022 with 4 evictions and I know how much I lost. So many fraudulent applications for housing so now we have tightened up on new tenancies.

This is on top house that is relatively new, very well maintained and low rents compared to what is obtained in the area for less facilities self.

We are now going towards market rents for new tenancies to get better quality tenants.

2 of the above should really have been included in the 4 evictions in 2022 but I decided to limit it to 4 and they were a little better than the 4.

I try to be a reasonable landlord and my rents oftentimes is the lowest in the area but it is hard for our people to show appreciation sometimes and they start to misbehave.

The shop rents of all their immediate neighbours is 150k and my tenants are paying 80k presently to go up to 100k next year and one in particular is giving me attitude.

The other area the tenants are good and I have a good rapport generally after we got rid of Chukwuma and Ibrahim creating stress and my prayer is that one has to do the same here so they know one means business.

I have a suspicion that the 4 might become 5 since I have offered one troublesome one refund of all incidentials. They are pounding in a top flat and refused to repair the damaged tiles. Landlords in the area only tile the sitting room because of the high incidence of this types of tenants.

In order for bad blood not to fester i would advice that you find accommodation better suited for you. Eviction will be commenced on 15th November 2024.

The one who said he is leaving was only able to get 450k to 500k for a one bedroom flat that is older and much small than his current one of 325k( inclusive of all services self) now him eye done clear.

They always think they are doing you when they say they are leaving (I ask myself you dey pay dollar?) new tenant would have paid 400k them get cleaner, grass cutting, waste, solar light, cctv and water filter inclusive oh)

I plan to paint next year and will rather choose to add the mobilisation fee to the painting fund.

We have now installed CCTV so in future such miscreants will get the public exposure they deserve.

For Nigeria too many acting like them get loose nut for head so one needs to choose ones battles. I don get several strokes self hence part of the reason for Japa.
