I have 2 bedroom flat in Agbor state but is giving me little money like 150k per year

But the one at Ogun state is priced for 400k per year and it still require like 10 million naira to finish it up before I can put it for rent

Should I sell the one Agbor state to complete the Ogun state own?

Is that the maximum potential you can get from the building at agbor?
There is definitely something you can do to raise the value of the house at agbor to be collecting up to 500 or 400 too maybe you do vice versa
And since you’re sure of the price of the rent in agbor that means it’s in trusted hands

...Not forgetting that it is a longterm investment and in most cases, before the initial capital is realised, the property would have been damaged, requiring renovation.

You're in a dilemma. The harsh reality is that the uncompleted house doesn't generate income, while the completed one doesn't yield enough. Consider this hypothetical scenario: if you had invested the capital tied up in both properties five years ago in Zenith Bank or Guaranty Trust Bank shares, you'd have enough capital to purchase a rental property at a bargain price.

Our parents made the same mistake of prioritizing residential property as an asset rather than a liability, which is what it truly is. Financial assets outperform residential real estate in the long term.

For instance, if you had invested N5 million in Zenith Bank shares in August 2020 at N18 per unit (year-high), you'd have:

- 277,000 units, worth N10.5 million as at COB on 8th August 2024.
- factoring in interim and final dividends.
Dividend breakdown (2020 -2024) on 277,000 units.

- 2020 September interim dividend: N83,100
- 2021 March final dividend: N747,900
- 2021 September interim dividend: N83,100
- 2022 April final dividend: N775,600
- 2022 September interim dividend: N83,100
- 2023 May final dividend: N803,000
- 2023 December interim dividend: N138,500

House has two income
1. Rental income that will be coming regularly
2. Real estate appreciation that will be residual income when the property is sold.

Investment in house less risky because real estate will always appreciate in medium and long terms. So to get better returns on housing invest on it for long term (10yrs or more)

But investing in stock is more risky because of volatility and vagaries of stock market, govt policy and externalities. You as an minor investor in stock cannot influence decision of shareholders, directors or managers of those companies. Investment in stock can be short term or medium term if you re an avid investor.

Don't sell your house to invest in stock market. It gonna be a worst investment decision

Sell the 2 properties. Put 40% of the income in ren money 20% interest with upfront payment. So if you put N10m, it will give you N2m upfront while capital is locked for 12 months.

Put the other 60% in VOO, there are Nigerian apps you can buy VOO from. It is a dollar ETF that yields 10% annually. You can live off 4% annually.

Allocate it according to your risk profile.

The two investments is a complete waste of money although, it is better than those gambling.

Sell the two and and put the money into treasury bill,bonds or even Sukuk.

whever you do....keep, the two houses, as what I see from the Ogun State House can start doing about 1 million per year In 3 years( location is important though

and if the location is good enough, convert that into short lets( that could increase it to 2 million -3 million per year from the get go

as for stocks and bank money...run with all of your might, including your family if you already have one
