Good observation. I'm concerned about the cost for finishing. Making the rooms ensuite means more toilet tiles, toilet seats, doors, extra materials etc. Besides, our house current family house in the city is 4-bedroom and has just two toilets and two bathrooms. Do you think all the rooms should be ensuite?

Even though I am not an architect but I feel this design could be better. See my suggestions:
1. Try and fit the toilets in between any two nearest bedrooms especially at the east end.
2. You may also consider reducing the ante room size.

All rooms should not have private toilet and bathroom. At least master bed must have which mum and dad can share while visitor should have one while the rest can share. Everything is now very expensive o! Wc is now btw 75-80k complete set. I bought mine 25k that year complete set - recent project I spent 38k for diamond complete set.

The first two are cement screeding cracking after already painted, the last two are section of the cement screeded wall peeling off with the paint.
I always maintained that cement screeding has tendency to crack. Perhaps due to insufficient extra binder used or inherent tendency to shrink when set in the absence of solid aggregate.
That is why I advise the use of basecoat. Cracks and peeling after painting means the whole wall would be rescreeded and repainted all over again if much.

I agreed with you, Gbadexy. In my opinion forget about cement screeding.
I did one in one of my building and so much regrets from peeling, crackings, and wall breaking off.
Thank God I have an experienced painter that you know who fixed all the damaged area before painting.

The solution is to apply PRIMER eg Hilux primer before paint.

This is also clearer stated in most of the quality paint manuals...

Ideally all surfaces should be primed before painting, which means applying coat to stabilize the substrate before painting.
The primer could be of different formulations depending on what it's meant to address like waterproofing,to brighten background wall like for cement screeding or binding loose particles on weak surfaces.
Regular cement plaster doesn't need primer same as basecoat due to the whiteness and strong bonding to wall.
Cement screeding definitely would need priming before painting to reduce paint consumption, make the background bright for sharper final paint finish and to stabilize it.
