Quick question :

Is Landlord allowed to increase rent 2 months to expiration of current rent and a first-year tenant for that matter ?#100,000 increment in this T-pain regime ?

If no ,what steps can the tenant take ?

You should always understand that regardless of the age of the house, when it comes to repair, landlord spend more than rent payment. You are advice to go meet your landlord or caretaker 1on1 for dialogue, not by looking fo people to out you through legal or illegal way. We all understand the cost of building and repairs, so seek for dialogue not fight.
I'm a landlord for your information and I know the amount I spent on my little mansion. So reason with your landlord bro.

So
I should reason with him for increasing my rent in my first year when the rent haven’t expired or I should do cos of the AC he find out I just bought or because of his wickedness to increase only my rent ?

Your landlord can increase the rent at anytime and at any rate he chose. If it's not convenient for you, you can look for alternative accomodation. It doesn't matter if you just rented the property provided that the increase does not effect the year already paid for

As far as the quit notice I demanded for is not served until my rent expires in December ,he can go to hell .When he dies ,he should take his house along .


So you are saying he can increase rent at anytime he feels like without notice right ?

If you have made up your mind on what you want to do, you shout have made the post.

If I may advice, you may wish to look at your tenancy agreement (if any) because you may not even be entitled to the notice to quit you are boasting about. Moreover, notice to quit is not a ticket for free tenancy.

Your rent expires in December and your Landlord gave you notice of increase already. You can't fault the timing in any way.

Finally bro, I don't pay rent anymore. You will get there someday.
