Dear Nairaland Architects and Engineers, I designed a 2 bedroom/1 bedroom semi detached bungalow on a 15x15m land.

Please I need your criticism and suggestions on it so it can be modified.

N.B: I am not a professional!!! Just a graphic designer with little to no knowledge on this field

It is not my field but let me use common sense to comment on the drawing.

You did well. The design is good. But I see two errors here.
1.
I didn't see visitor's toilet.

2.
Why does such a small building have two kitchens?

The only error is dat the 2 b/r flat supposed to have visitors' toilet

you tried very well, the visitors toilet is not absolutely necessary because the flats all have a toilet accessible from the living room, you can also add a metre wide visitors toilet from the front verandas, the only problem I see there is that you don't know that the sizes of rooms and spaces are influenced by the intended functions, thus a dining room for six people have a certain dimension from a dining for eight,ten, twelve, fourteen etc. This is a common problem among Nigerian architects even with those that have masters degree in the field, your dining room dimensions doesn't make sense for the intended use, prove me wrong if you think otherwise.

The 1bedroom apartment is semi-detached from the 2bedroom apartment.

1. The rooms are small
2. No need of dinning on the 2bds
3. Put a 2nd door in the kitchen to the rooms on the 2bd
4. Advice? Make the property a 3bd flat or 1bd x 2

Really? So, all kinds of visitors will have access to the rooms?

The absence of visitor's toilet in any flat or bungalow it a big error. Quote me anywhere.

That's your personal preference and it's ok, personally,I have concluded that most visitors toilet are underutilized and therefore a waste of money and useful space,I add it as a standard luxury feature for owner occupied homes but don't consider it a necessity for budget rental homes.

There's a toilet accessible directly from the lounge without entering the room

Don't do this often but let me encourage your knowledge drive, even though it's best to consult pros, of which I am one, as far as this is concerned. There are three core elements that you must always resolve in spatial planning/delineation in residential buildings and most others. They are;

1. Circulation (You tried with this better on the 1bed side than on the 2bed.

2. Ventilation (same as above but it's poorly resolved in the 2bed this time.) Check again, that living room or lounge is not cross-ventilated. That's a downside. When you resolve that, other spaces will naturally fall in line.

3. Ergonomics. This will help you determine the near accurate dimensions of spaces required per unit so you can allocate spaces more effectively, as someone rightly pointed up there.

Conclusion: The one bed is good as it is but the 2bed needs a second critical look/overhaul.
