Lol. I had a nuisance tenant who refused to pay for almost 2 years. I got boys who came at 4am to throw out his belongings without any mercy. He kept writing undertaken and when time was up, he defaults.

Some tenants are heartless and should not be treated with kid gloves. His belongings were thrown on the streets. I felt for the wife and kids, unfortunately, their father is irresponsible and everyone paid for his irresponsibility.

Collect demolition notice from Lagos State Govt. Start with the gate and some part of the fence


Or Drop 4 tippers of sand and block the entrance that you want to renovate


Drop 1 tipper per day until nobody can go in or out again.

If you are not careful, he will live there for years.,

Approach the court that you want to renovate and a tenant doesn't want to move out..or you sell it to your spouse or relative arangee pakage and do forceful eviction.

I will serve him a notice of renovation and I expect him to move out within the stipulated period of time. If he isn't moving then I too ain't going to stop my renovation.

The court is the best option and if you act irrationally, he will drag you to the same court you're avoiding.

It's a civil matter, I will advice you get a notice from the court to quit and claim. The tenant might look for any loophole and use it against you. Ignorant of the Law is not an excuse.

I have one in my Dad's compound. We have serve him notice of claim to appear in court by 28 and that broke their wings. Before the notice, they were on top of the game claiming that Landlord can not do anything. Get a Notice from court.

Lol.. and you think all this stuff you just mention is legal in Nigeria court of law? You will be shock that when the tenant charge you to court ehn, they may even give the tenant two more years to stay without paying Shi shi

What if he's under a decken building?

No tenant is entitled to stay in a house for free.

Ideally to evict a tenant you have to take him to court. In court you can claim money for any damage casued and any period the tenant has stayed without paying rent even if its just one month.

The reason a lot of Landlord's dont bother chasing after that money is because sometimes the cost/effort outweighs the benefit.

Get a good lawyer and explore your options.

I repeat there is no law that allows a tenant to stay in a house without paying rent in any circumstance.

The 6 months notice the tenant is entitled to is where the Landlord wants to issue a notice of termination before the expiration of the current term of the tenancy and a smart Landlord will issue the notice early enough so it expires at the end of the term of the tenancy. Where the notice expires after the tenant is still to pay for every day he/she occupied the premises without paying rent.

Then let him stay for 6 months. Cos if he's a yearly tenant he is entitled to six months to get another place

No law gives any tenant free six months. No law whatsoever I don’t know where people get that wrong notion from.

Get some snakes and put them in through the windows. Problem solved 😄☺️.

The mess is bigger than you can imagine. He can claim loss as a result of the forceful renovation and that loss you go pay o. Make dem tell you well. Use court, don't take laws into your own hands

Why not contact human right activists in your area ..... They will invite the tenant for questioning and will surely evit him.... Just that it might cost you little change

A friend reached out to me. They have all relocated abroad. Dad has died and Mom is also in the US. I come to Naija annually. The tenant paid for 6 months and promised to balance. He did not. They renovated another flat in the same compound, he moved into that flat claiming the other one isn't conducive. He tapped the electricity and they got fined by IBEDC N400k. This same tenant stayed 1 whole year and did not move. They called him, and he stopped picking their calls. I was livid.

I came around, found the house..he wasnt there. Put a plan together and on a Saturday early morning, they came to evacuate his stuff. Only for him to say the place he wants to move to is not ready. People are so wicked. He wrote an undertaking for a month...by Week 2, he was gone. Unfortunately, people know when they do this.

My own tenant refused to go and pay rent. We disconnected water and electricity. Still refused...then we went to the place of work, she works as a teacher at a nearby school. The plan was to escalate to the Principal, and I also know Oyo State pays housing allowances...when they showed up to her work....she mellowed and wrote an undertaking to vacate in 1 month. She left in Week 2.

I hate people cheating me or cheating other people. When we begin to allow or excuse madness, it means we are running mad as a society.

This is why it's good to have an agreement with the tenant before accepting his money.

Most landlords are just after their rent, they don't care about anything else.

Next time you bring in a tenant, involve your lawyer and ask him to sign an agreement that after the expiration of his rent he'll be given an additional 3 months to either raise the rent or parkout. If he doesn't come up with the rent or parks out after 3 months, you're free to put up the house for rent. And the house shall be locked pending when you'll get a new tenant. When you eventually get one, you remove his things out of your house.

Even if he goes to any court he cannot win because he signed and agreed in the presence of your lawyer to your terms and conditions. So by law you're not in the wrong.

The look on the kinds face is heartbroken. But that's the price even innocent children pay for such parents.
I'm too soft when it comes to children.

Get Carpenters when he is not around, and remove the roof of the house, and do it during Raining Season. But if he lives in the down part under the decking, then that would not solve it.
