please remember there's nothing like free rent. From the day the house expired the tenant has no right to accommodate your house. And i hope you must have given him 3 to 6 months notice before the expiration of the house. You also have right to demand for payment of rent for the 3 to 6 months notice. Don't do anything to harm the tenant, otherwise you will lose everything. 7 days after the expiration of the house provided you have given 3 to 6 months notice is enough to move the tenant out. Get a lawyer to do everything for you according to the law.

You don't know some educated people will want to stretch you and see what you can do but don't use legal means to evict him and see what will happen, if you forcefully evict by throwing his things out or you remove the roof, the law will no longer support you but him, he can even get you arrested for harassment and burglary. I am saying this from experience. There is nothing you do that will justify your actions if only you use the legal channels to evict him.

If you remove his roof, you would have beached the Tenancy Agreement and làw, not only that, schh act is likely to breach peace in the house, if the tenant goes to police, you'd go to jail while he sleeps in your house. Íf he goes to court , you will pay damages more than his rent to him

The only way to deal with such tenants is to frustrate them until they leave. It's usually a war of attrition because if you don't, they would continue to stay even beyond the 6 months notice. Bear in mind that their continuous presence is costing you money especially when they choose to be stubborn.

- Cut power.
- Change gate locks arbitrarily and don't give them the key.
- Send notices of rent due every 2 weeks. Never acknowledge the 6 month grace period.
- Disconnect water
- Remove the roof

there is nothing like 6month grace period. Once your tenancy expires, once you are in arrears of rent you do nit need 6 month notice but 7days owners intention to recover possession

Most landlords are just after their rent, they don't care about anything else.

Next time you bring in a tenant, involve your lawyer and ask him to sign an agreement that after the expiration of his rent he'll be given an additional 3 months to either raise the rent or parkout. If he doesn't come up with the rent or parks out after 3 months, you're free to put up the house for rent. And the house shall be locked pending when you'll get a new tenant. When you eventually get one, you remove his things out of your house.

Even if he goes to any court he cannot win because he signed and agreed in the presence of your lawyer to your terms and conditions. So by law you're not in the wrong.
