Searching for house is not a child's play. Person will encounter different circumstances. And the Agents will be behaving like a demi-god. My concern is that the government should build affordable housing unit in every states in the country. So people's will be comfortable with life.
Government will never build houses cos its not their Biz. Government can build Infrastructures and put in place Robust tenant landlord laws.

House/Land Agents in Nigeria are demons. Those guys reap for a living. It's all about the 3k visitation fees for them if they notice your desperation.

You need to stay rugged, give them specifications and let them know upfront you won't pay a single dime if they take you to any apartment that doesn't meet your predefined preferences.

Agents' excesses really need to be curtailed, most of them charge higher than the amount the house owner intend to give out his house, not to talk of agency fees and the intention to use their service fee. It's worrisome.
U r right, it's a work I do want to add sef, u don't need any certification or any training than know a willing buyer or willing seller, and for rent a vacancy and someone who is looking for a house. Because many house agent aren't train, they believe they can sweet talk you into accepting anything they can have rather than try to satisfy what u want. And about the charges part, though its a chain business yet they will want to make so much money to settle their home need. They won't want to reduce their service charge but rather will want the landlord to reduce his own fee.

In all it's something I want to start but mine will come with sincerity and empathy. Rather than trying smooth talking bs

I believe your intensity to get a house made them treat you as such. You don't approach Agents (or Nigerians) with desperation written all over your face. When you do, their intention will automatically switch from rendering a service to ripping you off. To them, dem don see opportunity to chop this one.

I just read now, that retired Army Generals are responsible for the ILLEGAL MINING going on in the country. Can you imagine that? And I want to believe that the ones still in service too go dey involved.
I know of a woman who is just a wife to an Army Officer who is not even a General. If you see the kind of lush edifice (eatery, event center, pharmacy etc) this woman built with like 4 to 5 gigantic buildings inside the premises, you will wonder if she was into hard drugs business or any other crime. Na now I know one of the sources of income for them
Those big men in the army ehn. I've known since. The guns that kidnappers get are from army men na. There is no patriotism in Nigeria again. The last General who brought out a fantastic plan to end terrorism on Nigeria's soil was killed in a mysterious plane crash. There are still good soldiers but the bad ones have choked them. Nigeria needs serious restructuring from top to bottom. Everywhere is polluted even the religious centers.

listen every house must have gateman, I tell agents that I don't need you to go with me, just call the gateman and ask him to show me the house, if I like it I will rent it and you will get your ten percent. This what I do when I was looking to rent a house for office. Na mumu dey give agent 5000. And eventually they agree and call the gateman and they give me the address and I go and the gateman will show me the property. All that one that agent follows you just to collect 5000 na scam.

Yes if you meet a very fraudulent agent!
They are just better than in Nigeria because they are very regulated,but there are still bad eggs.

I don't know what obtains in the UK first hand, but based on what I heard, it is like that. But in Germany, the biggest economy in Europe, it is like that. It is smooth for locals, but for foreigners ... 😅

There are housing agencies, regulated and registered.
A landlord may decide to handover his/her house management to the agency. That way, the agency pays the landlord while ensuring the house is maintained.
As a tenant, you have contact with the agency etc.
Such policy should also be in Nigeria, so only registered Housing agencies or landlords can rent houses

The other day an Agent called me to tell me of a single room of 8k per month with Agent fee of 50k then then money for kola and Lawyer of 100k just for one room in a flat. I didn't even try calling him back.

Me wey agent requested for 3M loan after I got a House through her, paid her 20k bonus , later found out she ripped me 50k because na another amount landlord (based in Uk) gave house out... she said she has land as collateral grin . I used street OT take find house that kind T-shirt and shorts appearance but way I take no price house, take chance the lady we inspected the house together , I requested for aza asap and transfered n even add 20k tip..
What happened initially was that I was to inspect earlier than the other lady but the agent lady she was up n down, so finally I rang her and she said she dey the Estate already.... na xo I went n she came as if the lady was her friend so she has inspected finish bfr I showed n I went in to inspect on our way out they tried walking faster as echo guy I been near dem to eaves drop , I codedly heard her asking agent werin she go do for am on price say she na mother of One. Me wey Don sleep hotel 1month n half I used speed call am that we never talk na is that how house inspection is done? After she delayed me and I canceled my appointments..
As I packed in n she saw stuffs, cars then her game changed n next friendly messages from WA, married woman with 3 kids or so (cos wen I went to pick up keys it was her home, then she saw my First car) n knew na street OT i take appear bfr.

never paid a dime to any agent. And I dey go look house on a constant. Once dey bring up that 5000 fee I let them know upfront that they should stay where they are ( because they say the money is for travel etc ) and I will go by myself, just tell the gateman to show it to me. You have to understand that the house owners never give the agents the house keys. The house keys is always with the gateman of the house. So just collect the address and tell him if you like it and rent it then you can give him whatever . This is how you separate serious agents from fraudsters
