Should government be trying to control prices or provide an enabling environment where they can be fair competition and a reduction in cost of production? huh

All governments over the world control prices as well as create an enabling environment. If the Nigerian government decides to control prices then it's a good development. Is it not better than telling us that they are giving the masses subsidies which always seems fictitious with mind blowing amounts.

If government can control the price, it will be better for us and also government should make everything available for the manufacturers too. They always complaining of running cost not raw materials because most of their raw materials are locally sourced.

I don't know much about cement manufacturing in Nigeria but one thing I do know is that they should have a way to source for electricity for a subsidized rate from the FG. Use of electricity for production of products is one of the major challenges in every business.



Apart from that we do know that business people will always complain of running cost. With this the downstream sector of petroleum comes to mind. They are always in a fast mode to compare us to the USA.

However, the production is very energy consuming. From burning the stone in blast furnace to crushing them with huge crusher. In addition, because these raw materials are heavy, powerful rollers on conveyor belts connect the whole system to automate the process.
The most fascinating part was the blast furnace. We were told that the heat required can only be generated by adding Coke ( a derivative of coal) to the furnace.
All these point to the fact that energy cost is pivotal to the cost of cement. The public power grid is inadequate for such endeavor. Thus, most cement factories are powered by natural gas directly connected on gas pipe lines. Something we also have plenty of.
Almost every thing is local content, yet the price of cement is so exorbitant. The question is, why?
Some have pointed to cost of logistics after production as the reason for high cost of cement. Arguably, the factory price does not support this position.
A simple calculation based on transportation cost can clarify this point. A trailer load of cement to a depot in town. Say from Ogun state to Lagos cannot be more than #400k. When divided by 600 bags ( maximum loading capacity) , its only around #670 per bag.

The gas is mostly natural gas flowing directly from pipe lines from Niger delta.
Even the lime stone is from deposits acquired years ago which most likely have returned initial investment amount. So, it’s almost free now.

Morning Experts.

Please how does one correct an error of toliet waste pipe being too high and requiring raising the toliet seat with block during installation?
The option of raising the toilet seat with block is annoying. And breaking and raising the entire bath and toliet floor with an already fixed door is also posing a problem.
Tiling has been done.

Any experince and possible neat solution to this?

Why can't you just redo the piping? Of course, you'd have to do a bit of destructive cracking of tiles and block wall around the pipe, but this can always be fixed after bringing the waste pipe down to the preferred height.

Investing in real estate is a way to save your resources.
Last December, I helped a friend secure land, but due to my busy schedule, I couldn't go to measure it. However, we bought the land from a cooperative society, which gives me peace of mind knowing that our money is safe and in the right hands. Last February, I called the cooperative to send a representative to measure our portion of the land. They informed us that it had already been done and that they would be sending their agent to meet us at the site. Upon reaching the land, I found it to be smaller than expected, which made me doubt the measurements. I asked their agent if this was actually the one plot we had paid for, and he confirmed it was, stating that it measured 50 by 100 feet(450m). However, when we decided to remeasure it to confirm the exact size, we discovered it was actually 35ft by 90ft(297m).I quickly informed them that I would not accept this measurement unless they either provide me with the full 50 by 100 feet (450m) as stated in the Deed of Agreement or refund our money. They asked for two weeks to meet with their surveyor. Before leaving, I measured my portion of the land, which was supposed to be 50 by 100 feet, from their allocated land and left. Just yesterday, they called us again, saying the land is rack,not straight and they can only offer us 430m. They stated that if we don’t accept it, they will refund our money, which is 700k. I was considering requesting a refund until I asked around about the current price of land, and two different people told me it’s now between 1.2 million and 1.3 million. I told my Friend to accept the land, as taking the refund wouldn’t benefit us. Although we bought the land with the intention to sell it in the future, it seems like we made a smart investment and got lucky.
After considering the current land prices and the potential for future profit, we decided to move forward with the land. Despite the discrepancy in size, the investment still holds promise, and it seems more worthwhile to keep it than to request a refund. Ultimately, we believe that accepting the land is the better option, as it aligns with our long-term goals of selling it for a profit.

The plumber got it wrong from the beginning of the pipe installation. There is normal height for WC waste pipe from the finished floor level and from the one-meter or defence level level.

Some artisans like using courses as against proper measuring tapes and and this will definitely have negative effect when installing the fittings. The use of plum, one-meter level or defence height is very important ,the height of the fittings is very key in plumbing installation.

Standard operating procedures must be followed. Both Electrical, plumbibg and AC have measurement to be followed.

The best solution now is to re-run the pipes and follow the proper mounting height. ... I find difficult to upload the mounting details but will try later.
