I want to assume the blocks in question used is 6" blocks.

This is what my masons charged a client I did supervision for sometime in January for 6' blocks based on how the client was bringing in the blocks since he was doubting the total number of blocks to bring the foundation wall to the dpc level.
He agreed to pay #85,000 for every 600 blocks used and they used 1320 blocks to achieve the dpc level at 5 course. It's a standard 3 bedroom bungalow. That money is inclusive of what the masons will collect and their helper. That should be as a guide to you.
This is done in the city of Yenagoa - Bayelsa.
All materials used are bought by the client.

I'm not discrediting the guy that charged 1.3M jobs.. I also saw his previous job and they're absolutely good as well. The truth is that both guys are professionals in their jobs...

Along the line someone now introduced my aunty to another builder and the guy said he charge 12k per day and service assistant (2 of dem) he will come along with will take 6k each and the daily work is working with 100 blocks per day but if my aunty want double work which will be 200 blocks per day that she will double the money as well and she will also be the one to buy cement, rods, granites as well

By calculating the money both guys charged.... The Work per day is more cheaper ...

Is there anything I'm not understanding here or is there something special in the first guy that charged 1.3M

Both methods are not favourable to you.

First off, you don't do block work per day. You said with 100 blocks per day, your auntie will be charged a total of 24k per day. That is a whooping N240 per block. This is not on. I don't know your location but to lay a block is as from N100 per block depending. This charge includes the bricklayers helper. So that N24,000 per day to lay 100 blocks no work.

In the industry, you do block work per block and the rate is around N100 per block. Use this method. This is what is obtainable in the industry.

Regarding the 1.3m, it is not clear how they arrived at this sum. Lack of transparency is the source of fraud in any industry let alone the building industry. I will reject this quote.

Tell your auntie to use the charge per block method. Peace of mind.

Thanks for your response and advice... The block has already be moulded (on ground), the bricklayer said their normal day work is to work with 100 blocks but they can do double shifts which will now make it working with 200 blocks per day... To work with 100 blocks per day cost 12k, so doing double shifts is now 12*2 which now make it 24k.... And he said he will bring two service boys to assist him and they will take 6k each per day which now makes it (6*2)=12 so to do double shifts both of dem will now share 24k.... So per day both the bricklayer and the service boys will take 48k as workmanship.... But all materials to work with is on me .....



The other guy said I will give him 1.3M.. as workmanship and all materials to be used will also be on me ... This is why I did my calculations and I discovered that the daily pay job is far more cheaper

@Diordaves' advice is very clear and that's the usual practice - i.e. charge per block laid (in this case he stated N100 depending on your bargaining power and what's obtainable in your location). If your negotiation is based on per block laid, the builder's talk about 100 or 200 blocks per day, number of shifts, number of helpers... would not be your business.

Late last Year, My mom help me get a property in Lagos, it's an old one storey building and we planned to renovate it. We did the survey, also integrity test, structural test and stuff like that, only money to pay Labca is remaining as those ones are asking for huge money. After all the testing they said the building can be renovated and pillars are needed for support. Please note that I was not in Nigeria during all these process.

So I visited Nigeria last month and visited the place, I noticed that the building opposite it and the one beside it were marked for demolition by government. I talked to the engineer about it , he insisted that the building we bought is ok and it's not effected, that we can renovate and make it structurally strong. He stated that we wouldn't have gotten approval if that's not true. Please note that I'm not very experienced in construction work.

Before leaving Nigeria, I took my Dad to the building and at first sight he got angry with the purchase insisting that it's a sinking site. We noticed that the boys quarters of the building is sinking already(though we already planned to demolish it anyway). We also noticed that there are some cracks on the wall of the building. We discussed this with the engineer, and he insisted that everything Will be fixed and there will be no issue.

I left Nigeria after the stated assurance. The plan was to actually start with the renovation last month, but the payment of omo onile money and also negotiations with Labca is what's delaying start of work. Since I left Nigeria, my dad has been calling me repeatedly that we should not start work that the site is a sinking area. He said the engineer only wants to continue with the work because of money he'll get paid. And my Dad also said the integrity test and structural tests don't mean anything.

He insists I sell the building even if at a loss. Because he believes the building has to be demolished completely and new stronger foundation done, and this will cost a lot of money. My mum and the engineer think otherwise. This is causing issues in the family already. I already made money available for the renovation. Please note it's a one storey building and we intend to keep it that way, just to modernize it and turn it into flats.

At this point I am stressed out and confused and don't know who to believe and what to Do. How can I be sure there'll be no issue in the future if we continue with construction?

I spoke to this guy, definitely he is not saying the truth, claimed you added to the work and asked you to pay extra 100k… he said you added artwork which wasn’t part of the discussion initially! I told him to refund you if both of you can’t agree on a figure.. he promised to call you and sort it out
