Lagos Slams ‘Exploitative’ Landlords, Vows Action On Unjust Rent Hikes by iwaeda(op): 2:33pm On May 10, 2025
The Lagos State Government has strongly criticised landlords and property agents who are exploiting residents by imposing unjustifiable increases in house rents.

The government has pledged to take action to protect tenants from these exploitative practices.

The Special Adviser (Housing) to the Lagos State Real Estate Regulatory Authority, Barakat Bakare, on Saturday, expressed the government’s stance during a live interview on TVC’s program, “YOUR VIEW.”

Bakare stated that the Lagos State Government “would no longer fold its arms and watch its residents being exploited by landlords and agents.”

Bakare also clarified the distinct roles of house agents and lawyers in rental matters, emphasising the limitations of legal practitioners in real estate and house rental transactions.

According to Bakare, the Lagos State tenancy law is currently under review.

“The review aims to incorporate crucial provisions, such as those related to caution fees, which are presently lacking in the existing legislation.”

She urged residents who encounter violations of these regulations to report such incidents to the Lagos State Regulatory Authority, either through physical visits or online channels.

The Special Adviser reiterated Governor Babajide Sanwo-Olu’s commitment to addressing the housing challenges faced by Lagos residents.

She affirmed that the “Government is constantly engaging landlords, property associations, and developers to promote collaboration and also to control excessive housing costs.”

Furthermore, Bakare emphasised the government’s commitment to fairness and justice in the allocation of state-owned housing. She stated that the distribution process adheres to “fair, transparent, and well–laid–out criteria.”

In her concluding remarks, Bakare advised Lagosians to exercise caution and diligence by verifying the registration status of agents and developers with LASRERA before finalising any transactions.

She also issued a call to all real estate practitioners, urging them to register with the Lagos State Real Estate Registration Agency.

Hypocrisy is all I see here... In saner countries, they create council flats to reduce housing shortages, but here, when they create housing projects, they make it unaffordable for the common man, now they're talking about exploitative landlords.

The only thing they should do is to make sure agents do not charge above 10% for their commission and they need to make sure "agreement fees" are not charged cos that's illegal. They cannot regulate any other thing cos they're not the ones who bought building materials for the landlord.

The Government should remove Agbero on Lagos roads to reduce cost of transportation.

They should remove omonile wahala and reduce cost of building plans and permits.

Building in Lagos is way too expensive and it will be very very difficult if not impossible to regulate rent

Look at these lot acting as if they truly are going to solve an issue even government of the west could not solve. The so called government are the same ones making property rental cost go up but they chose to hide under the guise of we are working and greed.
When are they going to reduce C of O?
When are they going to reduce the cost of building permit.
When are they going to normalize ground rent and deductions?
As far as any government did not contribute to any one building a house to let, they ordinarily do not have a say in it.

Please what progress has there been in Lagos since 1999 for low cost housing, which is the general issue of this thread?

How does ebilokan's 26 years master plan of forever increasing IGR squeezed out of the people compare with what Jakande achieved in just four years in the housing sector for the masses as a progressive politician that he was? Would all this drama be necessary if APC did low cost houses instead of looting the people's commonwealth all these years?

Its at the hand of the tenant that lies the solution to rent agents, question you should ask is why go to Agents? If you get this answer you would have solved this problem

what has the government done to make housing affordable too?the government housing project is not affordable for the common man,if you want the landlords to reduce their rents, reduce cost of living too,is it not what they buy they'll sell?government is hypocrite here,we know how much you tax civil servants in your state,as if that's not enough, you still went ahead to slash their salaries in this harsh economy, so a retiree who's a landlord,who depends on rent to survive, what do you expect him to do in this rising cost of living?I know those agents are covetous but the best way to combat them is for the government to embark on housing projects and make it affordable for the masses.

You actually made sense with your submission. Only 10% of rent should be charged. Scrap agreement and caution fees. People really don't care about the rent, but against the free monies attached to it by agents.
