Hypocrisy is all I see here... In saner countries, they create council flats to reduce housing shortages, but here, when they create housing projects, they make it unaffordable for the common man, now they're talking about exploitative landlords.

The only thing they should do is to make sure agents do not charge above 10% for their commission and they need to make sure "agreement fees" are not charged cos that's illegal. They cannot regulate any other thing cos they're not the ones who bought building materials for the landlord.
This your argument is useless. This age old nonsense about building materials that even block and flat landlords in Festac who never bought cement to build the flat are using. What about my case? I paid N1.5m on entry. I renovated the place, changed doors and added other things, including POP and then landlady increased my rent to N3m after a year. How do you justify that?

A welcome development. The state Government should quickly sign the recent tenancy law.
Landlords are feeling like gods as of recent, even those one that constructed their building when a bag of cement was going for #3500.
So why would a landlord put up an apartment in the same rate with someone who recently just finished contructing his building? It's pure evil.

Property investment is a long term investment. So don't think of getting back your money in 5,6 to 10 years.
Nigerians are just greedy. God help us

Exactly my thought. They have made sure owning a property in Lagos to be exclusive reserve of the rich. Yet they wonder why rent is expensive.

Agents are the one that do persuade landlords to increase rent, so that there percentage will increase.

When you build in Lagos you go understand why rent should be high.
Obtaining permits is something else, sand filling in most cases, omonile wahala before you beging price cement and rods.
Government should build low cost houses or estates for low and middle income like jakande did. It will even open up Lagos more.
Any stupid law will discourage people from building for rent hence more housing shortage
Scarcity drives price higher

The two actions you should take:
1. Start a campaign that it's not by force to born all the pickin in your belle. The number one reason for Nigerian extreme poverty is the breeding like rats that has seen our population double in under one single generation. I've said it severally that in Lord Lugard's book I saw statistics that Nigerian population as at 1921 or so was 17million! That's just one state today.

2. Go and build your own houses or incentivise people to build by giving out vast loans. Afterall, you're stealing all this loans you're collecting from everywhere to build meaningless white elephant projects. Has anyone seen a responsible person who will take a loan from a bank and use it to beautify his house with no capacity to grow it? That's what all these Nigerian governors are doing with loans and free oil money. I am aghast when I see developed nation like the UK where serious debates are held in Parliament about how many houses government needs to build to accommodate all these aliens from Nigeria and elsewhere crowding their country and pushing up rents. The indigenous Western population is shrinking. Yet in the hell holes where they breed these human beings like it's an industry the governments don't even have the slightest clue that they should be building houses for the masses also.

God, God, I HATE this country. Nigeria should not ve a self-governing entity because we're still below human level of cognition

For the record, I am Ibadan based. Trust me, NO DIFFERENCE. Demand and supply at play. All those saying building materials cost, is it the house built today or the ones built before your parents were born? Is there any difference? Explain why same exact house built with same materials but in different locations, one could attract rent 3x the other.

It is all demand and supply. As long as population continues to increase irresponsibly and those of us who no born are the ones even in trouble in this mad society, and houses aren't being built THE PROBLEM WILL ONLY WORSEN WITH TIME. Any man and woman who come together and make more than TWO children are a threat to this nation's survival to the extent of the breach and should be sanctioned to the same extent also. Those with no children should receive special favours. Isn't the opposite what you people are actually practising in Nigeria? Some of my hurdles in getting another apartment is the sanction that agents and landlords put on me for not playing my part in overpopulating the country.

Nigeria is a joke.

The person you quoted seems to talk from a 'common sense' stand point.
Cost of building has gone through the roof. 4 years ago, a bag of cement was 4k , now it's 12k. It's nearly impossible fixing or regulating house rent, except for all the surcharges that accompanied rent

I'm glad you wrote this....you took the words out of my mouth.

Building a house in Lagos now is no joke...and not for the feign hearted. All agencies have doubled or their fees and we don't have to mention the massive malpractices or corruptions going on there.

Building in Lagos is way too expensive and it will be very very difficult if not impossible to regulate rent
But my own landlady here in oshodi added 100k to a single room selfcom in a building that was constructed about 20 years ago

Immediately she added that nonsense they begin to patch some part of the compound just to fool us that they are making some repairs

Lagos government should be serious about this landlord and agent criminal activity

Still not an excuse to give out a room and parlour with one toilet at 1.3 million yearly with agency fee at 250k and Agreement 250k . The house is even remodelled and was restricted to only Yoruba tenants.

A 2 bedroom at 1.5 million, agreement/commission 600k caution 200k in a slum like Papa Ajao, Mushin
