It’s good to collect agent fees but it’s too much , agent fees should be around 20 to 25 percent of the rent.

Not every agent, moreover it's wrong for agent to ask landlord to increase he's rent.

I even saw the property manager who was ready to accept payment immediately. 3 days later, one house agent on my contact list put that same property on his whatsapp status for 1.6M. I was like what manner of madness is this? I got to learn that what these guys do is, they go and talk to landlords to inflate their prices to satisfy their own greed. They are the reasons for the excessive rent costs in big cities like Lagos, PH, Abuja, etc.

It is not the responsibility of the tenant to pay agreement fee but that of the landlord who is the one employing the service of a lawyer.

If the tenant is to pay for the lawyer, let him or she seek the service of one and pay the lawyer directly.

Caution: 10% (It's not every landlord that demands caution fee btw)

Now, 10 x 3 is 30%

30% of 600k is 180k naira

Ask that agent to do a breakdown for extra 350k

Imagine over 50% of annual rent as extra charges
