I’ve been a quiet follower of this thread for a while now, and the amount of support and information I’ve gained from this community has been incredible. I want to sincerely thank everyone who has shared their knowledge and offered guidance along the way.

I’m excited to share that our first home-buying journey has officially come to an end—exactly 2 years and 7 months after arriving in the UK. We picked up the keys on the 28th March 2025!
It’s a 3-bedroom semi-detached home with 3 toilets, built in 2019. I knew it was the one the moment I saw it, after what felt like endless viewings.
• Offer Accepted: October 2024
• Mortgage Approved: December 2024 (thanks to Skipton, approved in just 2 days)
• Completion Date: 28th March 2025

I agree- the recent change seems to be a knee-jerk one. History has taught us they tend to have lots of unintended consequences.
Asides my worry for those that'd be affected, I'm not losing sleep over it.

Got this quote from a solicitor, I can see many things are not included, abeg will it come back to haunt me? Abi I can do without those things mentioned. Cos the other quotes I'm getting are quite high. It's only this one that is reasonable (£2047) but I can see many things are not included.

Not the one you quoted, but why people ask for recommendations for service providers like mortgage brokers is in the hope of being able to get first-hand testimony of the experience working with them. Anyone can write compelling website text (which is what Google or AI will show).

The options from Barclays are
1) 4.84% for 2ys fixed without product fee
2) 4.67% for 2yrs fixed with product fee of £900
3) 4.67% for 5yrs fixed with product fee of £900.

My mortgage advisor suggests we should go with the first option, as she's positive we can get better rates in 2years.

Whats your advice here please. Will appreciate your insights.

Between option 1 or 2.......

Calculate what your mortgage payments would be per month and see how that £900 fits in or out....... 😁😂

Option 1 is slightly cheaper. That's the option my advisor suggested, just wanted more opinions. I guess I'll go with it.

Hi guys, I got a decision in principle from a mortgage broker and was told i can show this to any agent for my intending property. The broker also stated the agent can call them if they have any question. The mortgage advisor assigned to me said once I get a property I am interested in, i should let him know. My question is, is the Decision in Principle the same as the Agreement in Principle? Because this wasn’t offered to me by a bank but by a mortgage broker.

They both mean the same thing....... Your broker, got that offer from a lender (3rd party or high street banks), does not really matter..... An offer is an offer, once you submit relevant documents, that principle becomes a mortgage offer........

A few bits to consider
I had same thoughts two years ago but then, interest rates where at their peak and many people were worried about higher rates for longer. I felt inflation had dropped and rates should follow hence went variable. Now, I'm unsure about rates. They are likely to fall but it's unclear how low they'd go.

Few things to consider
Would you have ILR in 2 yrs?
Is your work situation likely to change? I.e go from employed to self-employed?
If you're convinced about rates, what is the variable rate for a 2yr fix?

For Barclays, the rates your broker would give you would likely match what the bank publishes online. Worth having a look at it. If the 2yr variable for your ltv is close then it may be better. From the ones listed, I'd likely favour the the 2yr fix thats cheaper overall.

At what point would one know if the deposit would be 5% or 10%? I have two people that got 5% for new builds in Rotherham here but we're not so close and can't discuss those terms. Thanks

It was from a free mortgage broker. Didn’t pay to get it. Looking for ways to reduce cost in this house buying process so I got a free mortgage broker, provided the required details and was issued the DIP and assigned a mortgage advisor

Once you start searching, you'd soon know the price range of the house type you want. You'd also know the max deposit you can afford beforehand.
It's worth having a chat with a mortgage advisor early on as they'd be able to advise on the prevailing rates you're eligible for. You then decide what rate to go for bearing in mind lower deposits would mean higher rates. 5% tends yo be specifically expensive

So in summary, for the large part, you're the one who decides
