Get old buildings in these areas amukoko,ajegunle, orile and badia and put on for sale after a year or two is better than a virgin land

I stated that land is better than a house. A house is long term liability that will take decades to get to profit while you still have to keep maintaining it.

Land requires no maintenance excluding taxes.

Who dig the ground and sink 100m into it knowing you will only get to profit after a minimum of 20 years.

Do you know what can be done with 100m within that space of time without doing anything?

It’s a false belief that building a house is profitable. Its not! Land is better.

It depends, if the house is affordable and in a good strategic location where you can easily recoup your investment back quickly (10-15 years)
Land appreciate too, but you will be tying your money down for a very long time.

Neither. That funds can setup a large agricultural city and create daily revenue. Check my thread for confirmation

I prefer to buy land. One it does not require any maintainance. The good thing is that lands appreciate. You can do agriculture, or lease the land for some time. Let's look at it this way...You bought a land for 5 Millon naira, and it cost you to build a six-bedroom flat with 40 million and the rent of that area is 2milllon naira yearly for a 2-bedtoom apartment. So, every year, you will get 12 million naira( rent can increase though).

On the other hand, you decided to buy lands that will cover that 50 million ( 5 million each) if you decide to sell 2 lands, you will make more than 12 million, while the others keep
appreciating.
Note: This worked for me and my husband. It is not in all cases.

If you don't have time for either the land or the house, just buy stocks. Put all the money in a real estate investment trust. Buy crypto.

And if the land still has a place in your heart, then ensure its not fallow. Put it to serious agricultural use. Create a value chain around whatever you intend to invest in. Explore modern/eco-friendly methods.

Vegetables farming
Etc

BUY LAND BUT ENSURE THE LAND IS NOT LESS THAN 3 ACRES OR NOT LESS THAN THE VALUE OF THE HOUSE?

How do I mean, lands can easily be dragged from you by land grabbers, unlike a house which has a high level of security when you compare. And for every business, capital stability/security first before profit or anything else..

So build a house for letting..

Look at it again; a land only become a value during sales, but a house is already a value (rent) before sales. If a land appreciates as a result of the rapid or gradual development of the area, same or even more affects a house too. You bought a land for ₦2m and it later appreciates to the sum of ₦5m, just know that a house you built for ₦20m in the same area would have appreciated to at least ₦50m, the rent you've collected from the same house over the years is not part of it o...

Buy online real estate otherwise known as Domain names. You can flip it over the months and years and make 50/100 tie soft your money. Buying of physical land is OK too but I prefer the digital ones. Google how to make money with expired domain names or Google Iykepromotions for free info.

I'd rather build self con apartments and put em up for rent. Make money from the rent and when you're tired you sell off the buildings.

Building and renting comes with so much wahala.

Ademola, Ahmed, Chinedu....when their wahala of renewing their rents starts, sometimes you'll regret putting up such an investment.

Yes, building and renting don't give you immediate return on investment. It takes many years, however, land banking is preferred over building and renting. Building and renting can still be asset banking such that you can sell many years later.

The best of it all is to buy houses, renovate or pull down, build and resell. You'll make more money.
