Please this 4 coach foundation was erected without column cos of funds.
Though we created allowances for the column at the four edges.
Pls how can we insert column and mat now that am ready.
Your advise and illustrations will go a long way.
Its a simple bungalow on dry land.

You said you did not introduce columns at post excavation stage because of lack of funds. To be honest, this is not true. You have the funds but you are ordering your priorities very wrong and end up not building rightly. You have built the foundation to four courses high. You could as well have introduce the columns at post excavation stage as would be normally the right way and then build the foundation to two or three courses high and then continue when your cashflow is positive again.

With the current high cost of building materials and labour cost, it is vital for aspiring homeowners to order priorities to match cashflow and build rightly. What's the point of rushing to four courses high with a Mickey Mouse foundation? It doesn't make sense. Things are very expensive today. It is criminal to build in today's Nigeria and not make sense in your operational executions and budgeting. I hope you are going to do German floor? That is another priority majority of aspiring homeowners today get wrong. Your foundation is your biggest priority. You must not get it wrong cutting corners.

Solution: You can build a bungalow without columns IF your blocks are of high quality. But we know that the quality of majority of our blocks is very poor for the most part. So, it is good advise to introduce columns in a bungalow to support the poor quality blocks as load bearing. You will need to break the blocks at the points you want to introduce the columns, excavate the soil to the appropriate level and then introduce the basket and column (rods), pour your concrete and then set back up your blocks again. You can break the blocks in a way you can reuse them again.

People of God, my builder is charging me 1,000,000 to do the foundation (Setting out, digging, blinding, laying of blocks, filling and german floor) of my 2 units of 3bedroom flat bungalow spanning a length of 27meters and width of 12meter

Is this a fair price? For some context, bricklayers charge 10k and labourers charge 5k to lay 100units of blocks. How can I negotiate this total cost of 1m with my builder?

Grateful for tips and pointers.

No it's not, unless you're planning on tiling only the floor and not doing walls, skirting or stairs.

I’d appreciate your thoughts or if anyone has experienced something similar.

In 2022, I bought a 300sqm plot of land in an estate in Ogun State, under a contract of sale that was notarized. As part of the agreement, I paid ₦300,000 out of a total ₦800,000 for the development levy, survey, and documentation (the balance was to be paid progressively). I was advised by the agent handling the estate to focus on starting my foundation and not worry too much about paying off the remaining development fees quickly — so I followed that advice.

Fast-forward to 2025, the same agent came back claiming that the development fee had been “reviewed” upwards and that I now had to pay ₦8,000,000 (plus ₦1,000,000 community fee) — which is over 10x the original agreed cost. I refused and insisted on the original agreement. He later cut off communication, and only resurfaced this year. When I tried to resolve the matter peacefully, he used some veiled threats like, “how do you plan to build beside me if you don’t follow my terms?” and implied I couldn’t proceed without his approval.

Till date, I haven’t received my survey plan, and no documentation beyond the initial contract of sale has been issued. This delay is now affecting my ability to process a low-interest mortgage through my workplace and make decisions on renewing my current rent. I’ve tried formal written communication with their lawyer, but I’ve received no reply.

At this point, I’m preparing to escalate legally through arbitration, but I wanted to hear from others:
• Has anyone faced something similar?
• How did you resolve it?
• Do I stand a chance legally or should I prepare for long delays?
• Is it normal in some estates to inflate fees for older buyers?

If it's just the floor, then yes it's the same, but you have to add 10% to allow for waste.

Dear all,

i need the input of experience gurus in the house as regards a project. The site is in a swampy area in kosofe lagos and the soil test result is not promising. But the engineer in charge as assured that we can first do a base and then place the raft on the base for the foundation. We are planning on constructing a two floor building on it, and i have corroborated this claim with other building engineers. I want to know how possible this is in the long term ?
And also, he quoted the following for the foundation, which includes the base and the raft:

83 Marine plywood board
300 length of wood 2" by 3" bby 10ft
4 bags of 3" nails
9.5 tons of 16mm iron rod (TMT)
2.5 tons of 12mm iron rod (TMT)
1 ton of 10mm iron rod (TMT)
1 roll of binding wire
6 roll of water cell nylon
50 tonnes of sharp sand
45 tonnes of granite
120 bags of cement
60 litres of water proof cement
My question is, are these materials not to much for the building? I have attached the soil test profile and the cpt result and the floor plans of the building

what you need is a structural drawing done based on the test result by a structural engineer like myself. I have sent you a pm based on that. Considering the slenderness of the structure, a slight little mistake will result in a massive slanting of the building.

it's new design and and it allows owner to sees from the bedroom and it helps the inches to last longer,it's very nice to use, but the weight must not pass 600 to 700, so that it can last longer, this are the pictures below, we did this for nairalander years back,
