Residential property are a sure & steady source of income... You may build 10 shops and most of them remain empty and even the occupied ones pack out after one tenure, due to poor returns in the harsh business climate of APC and Jagaba. |

Majority of you here are selfish you are just after monetary gains, the number one reason our father's build tenancy apartment, when I was I growing up is to secure the future of their children when they are gone, look around, those of you who grew up together those that their parents left houses for at their death always have head start in life they are never broke, unless they mismanaged, so see it as inheritance you will leave for your children. |

I was discussing this issue of building house for rent with my wife the other day. She wanted me to develop one of my land for tenants. I told her I don't fancy that idea because I don't see it as a profitable business as it will take years to recover the money recover the money invested talk more of profits. She said at least our children will inherit the property. I made her understand that the best I want to give my children is good quality education and moral/godly upbringing. Every other thing na jara. |

Building to rent is only Profitable if you go to high brow areas or where houses are scarce such as lekki where tenants are desperate to live such as lekki etc or the big good places in the state capitals and Towns Anything else is just charity , you will never ever ever make your money back Also If everyone keeps building plazas and Hotels who will Build the houses So no wrong or right approach |

Harddiskng:He bought land and built a house with 200m in what location? Cos it’s not feasible. A 200m house can not generate a 30m for you yearly, Except it’s in a commercial hub, where the land will be almost same price with the house. |

CoronaVirusPro:They just dish out lies because they are not real landlord. Most landlords knows where it pains.Residential houses are not profitable business only use to tie money down for future. I and my sisters inherited 4 bedrooms flat after our father demise over 20years ago, till now is still one maintenance one after the other , tenant s don't even pay on time, story upon story. If not for commercial like renting it to churches or any other businesses forget about it , you're just helping humanity by doing charity for tenant. I'm even regretting building two flats for my family, with the purpose of renting one out to tenant but just locked it up because of wahala from tenant |

Godfullsam:Let me tell you a true life experience. If you raise your kids very well, those houses she is telling you to build will rot because no one will care about it after you gone. They will just give it to people to live inside for free. You know how many years we talking about? That house would have been so outdated that they would never have interest of having anything to do with it. Trust me, they won’t it even find it worthy of selling. |

Dpsychologist:Why not make the rent monthly instead of yearly? And also all fingers aren't equal, so a landlord should consider building a house for low income earners and also for high income earners....one of the challenges of many Nigerians is that they want to live extravagantly even when they can't afford it, hence mounting pressure on people to foot their lifestyle bill |

CoronaVirusPro:The truth is the rent is the gain. The property would appreciate regardless of the rent you collect. Anytime you want to sell, you reap your balance brother! It's like broiker vs layers. Building for rent is like the layer business! It's a long term saving plan where you recoup interest small small The property keeps appreciating regardless of the rent collected. My current landlord bought his land for probably less than 1 million naira 15years ago. The lands worth almost 150million naira now minus the house! Dey play. You think people build to make short term profit abi |

Building to rent is low risk, value appreciates over time, easy place to put that in un-used millions. If you have lots of spare money why not? Everything is not about immediate returns. It will always appreciate no matter what. If you are now in a prime location better. This doesn't negate the fact that lots of tenants are from hell and as a landlord you need to match them fire for fire. Utilize all legal means necessary to protect your end. If them crase show you are crazier. |

Just finished dealing with one tenant in my building. The guy came in unknown to me jobless. God blessed him and he got a good job. He has gotten two cars and finished his house in remote location. He confessed that God blessed him in pastor's compound. His head got swollen. I went for the overkill. Got a lawyer. Signed power of attorney such that I will not appear in court. When he saw fire he started begging and asking neighbors to come and plead. Long story short, the guy paid #595,000 refund of expenses to me. I decided to have mercy after all I'm a pastor by returning #100,000 to him. I'm handing over the management to the lawyer. I was a very good tenant when I was living in people's house. No tenant will mess with me. |
