10 Things Lagos Landlords Won’t Tell You Until It’s Too Late

(Read this BEFORE you pay rent!)

If you’re planning to rent an apartment in Lagos, don’t let that fresh paint deceive you. Many tenants only discover the real truth after they’ve paid in full and moved in—by then, it’s too late. Eyes Of Lagos reports,

Here are 10 shady secrets Lagos landlords won’t tell you, but you NEED to know before renting:

1. “It Doesn’t Flood… Except That One Time” 🌧️

Many landlords will boldly say “no flooding here,” but once the rain starts, your living room turns into a fishpond. Always inspect after rainfall—or ask neighbors quietly.

2. “There’s Steady Light” – Until You Move In

They’ll tell you the transformer is solid. Reality? You might only get light two times a week, and most tenants rely on gen and candles.

3. “Other Tenants Are Peaceful” – But the Compound Is a Warzone 💥

From neighbors fighting over parking space to 3 a.m. loud music, you may end up in a mini-ghetto with no peace of mind.

4. “We Just Renovated” – Only Paint, Nothing Else 🎨

Renovated means they sprayed fresh paint on a building that’s leaking, cracking, or termite-infested. Always check toilets, ceilings, and piping yourself.

5. “Water Runs 24/7” – But the Pump Is Always Off 🚿

Some compounds only pump water once a week or expect you to “contribute fuel” for the pumping machine. No water = wahala.

6. “Security Is Tight” – But Gate No Get Padlock 🚪

They’ll promise a secure compound, but at night, the gate is wide open, the fence is low, and the night guard sleeps off by 10 p.m.

7. “The Landlord Doesn’t Disturb” – Until He Starts Collecting Fines for Everything 💸

Once you’re in, you’ll start hearing:

“₦2,000 for painting stairs.”

“₦1,500 for compound cleaning.”

“₦5,000 for generator stand fee.”
No peace of mind.

8. “Generator Is Allowed” – But Then He Bans It 🔇

You buy your gen, set it up, and suddenly the landlord says “no noise pollution.” Or you can only use it for 2 hours max.

9. “We’re a Family Compound” – But Tenants Mind Only Their Family 🏘️

Family house dramas, landlords living in the same building, or landlords fighting tenants over who should lock the gate? It’s real.

10. “You’re the First to See It” – But Ten Others Have Paid Caution Fee 🤥

They pressure you to pay immediately, saying “others are interested.” Don’t fall for it. Do your checks and take your time.

✍️ Final Advice from Eyes of Lagos:

Don’t pay rent out of desperation.
In Lagos, if you rush… you regret.
Ask the right questions. Inspect during rain. Talk to neighbors—not just agents.

Some houses have backlogs of utility stuff charges. In so many places, you are first burdened with the responsibility of cleaning the backlog before you can access the public power system.

Well, to be very honest.. I can testify that I have one of the best landlords ever!!!! Dude is an OG for real...

There is a popular saying that; "what goes around comes around", my dad has always been good to all his tenants and none of them never had an issue with him... He has 4 houses in this Lagos and he doesn't involve those useless agents and lawyers in his business, he handles everything by himself and he has some of the most satisfied tenants ever...

I believe his goodwill is what I'm getting in return from my Landlord.. smiley

We have paid for pre paid and they will come and install it in one week time

7 months done the line you are still waiting for the pre paid to be installed

And he will leave you to be paying estimating bill through your nose, not just that, PHCN will still expect you to be offsetting outstanding bill on the post paid meter.

Bottom line

Avoid any house without prepaid meter

Someone needs to develop a checklist that should include this. Check outstanding utility bills

In addition, pay visits to the house or place you want to rent before making payment. While on those visits ask questions and also observe.

The formet house i rented was flood prone area but because of promixity to the Island the house was cute i rushed to pay.
Two years down payment, i have not used a year when i started loking for another house. It rained one day and boom the entire street was flooded. My wife could not go to her office, i jave to roll my teouser before i could get out of the street.
I have not exhausted a year money when i got a better house. I think after 8 months , the landlord said he would not refund my money untill he was able to get another tenant. I said no wahala.
I was after two months i packed out he refunded a year money to me.
