It just means that the tenancy has ended

Therefore, the landlord is expected to follow due process in recovering possession of his/her property.

why is almost everyone having this mentality that most people wants to build house for rent? The country is so fvcked up that it now look like a business of some sort. Lazy individuals will just get up think of a business to generate money and think of building a house for rent. Lol

A landlord has no legal right to seize or withhold your personal belongings — even if you're owing rent. That's called self-help, and it's against the law in Nigeria.

What should a landlord do instead?

👉 Issue proper quit notice
👉 File a case in court
👉 Let the judge decide the next step

📞 You can report to the police
🧾 Sue for trespass or unlawful interference
⚖️ Claim compensation

Are you really sure that the law protects landlord? Because it seems it only favours tenants. Which is why a tenant will purposely owe his landlord 2 year's rent and tell his landlord that he won't move out, let them go to court.

Even if it's backed up by law enforcement agency, if there's no court ruling/, judgement to that effect, both landlord and the law enforcement officers don buy job.

It is completely illegal. Sue him for detinue in court. The laid legal procedure is to issue you 7 days if your rent has expired or appropriate length of notice (eg 6 or 3 months depending on the type of rent). Thereafter, you will be taken to the rent tribunal for ejection (known as possession in law) and any outstanding rent you may be owing. After this, your property may be seized to defray your debt.
It is completely legal. The landlord is protected by law of distraint or distress, which is the legal right of a landlord to seize the property of a tenant in the event of nonpayment of rent. Distraint is a common law principle which is of general application.

However tenant can get relief thru principle of equity but he who comes into equity must come with clean hands.
Procedure:
The landlord must follow prescribed legal procedures, which may include obtaining a court order or following specific statutory steps.

This one is about to happen to me right now, before I parked in to where stay, the lady which the landlady used as care taker, everyone pay to her directly, but in my case I didn't pay at once, I paid in installment, so at the ending, the caretaker didn't even give the landlady the money, so I spoke to the landlady that since it's like that, I would pay in installment, that this is the price I would pay at the end of the month, but this month I paid her sum part, she insisted that I will give her the exact money I told her, I begged her to reason with me, but she said she will come today (that is the next day) and that she would park my things out, the mistake I made was not collecting the receipt for the house, so house, what will be the next thing? Should I wait for her or what?

To build house for rent in Nigeria doesn’t look like a wise decision anymore.
After spending millions to build the house, you will still be pursuing tenants to pay up after the first payment. Some tenants will even misuse the house that you will need renovating at a very heavy cost
Its better to build serviced apartments for high end clients.

By the way, in terms of return on investment, building houses for rent isn't really generally lucrative except where the person inherited the property

It's usually the tenants that act up and get desperate when they can't afford their next rent. Instead of appealing to you for extension, they start misbehaving because of the misconception that they can stay free for 6 months. We have very wicked tenants these days! I have 2 units of 3 bedroom flats that have been vacant for nearly 8 months now because of my last experience with evil tenants since they all usually start out like good people until they start showing their true colors undecided

You are very wrong .if both tenant and landlord agree in writing that the landlord can exercise right of lien over the tenants properties for unpaid rent or bills the detention of those properties will be legal for unpaid rent and bills .that's why it is called tenancy agreement .

Even the supreme Court of Nigeria endorsed self help in certain situations .

Igbo tenants can be very terrible and no human feeling.
One entered my apartment for two good years and he refuses to pay all the bills.
Yet he get money to hire a lawyer on top debits and rent bills.
