Believe it or not, most of these greedy house agents who have made under trees and roadside their offices, live in terrible apartments like the one in the photo. These greedy folks cannot afford to pay for same apartments they are trying to rip you off with.

They will tell you:
Agent fee is N150,000
Caution fee is N100,000
Management fee is N100,000
Agreement fee is N100,000
Inspection fee is N10,000
House rent is N300,000

Now, imagine a prospective tenant paying you N150,000 just for taking him/her to see a house that neither belong to you nor your papa. You expect the prospective tenant to pay unnecessary fees which when put together, is even greater that the actual rent for the house.

The way these guys extort people searching for accommodation is something else...follow them to their apartments, you will throw up!

You are charging N150,000 as agent fee for a one room apartment. Doesn't the client have family to feed? Or should he or she use all their resources for accommodation?

Just last month,I rented a shop, and fortunately for me,the landlady is that kind of person who doesn't deal with agent when giving out her apartments....after paying her,you need to see how many agents came in search of the shop,but the landlady told them someone has already paid for it.....the funniest thing was that they were compelling her to refund my money back to me so that they can add extra 3k to what I paid . But the lady refused,and told them she isn't that kind of person....They all left shamefully..

Sincerely I don't think u have experienced this guys or probably you aren also one of them cos this is a major menace in our society at the moment. Come to Yaba A self con as small as a cubicle is priced 500K, then u will hear 200 commision, 200 Legal, 150 agency, 150 service charge, 150 caution, etc on a house of 500K that is not worth it. Perhaps this agents have influenced Landlords to unjustly raise their rates above the roof menhhhh...

For asaba. House is 1.2 million. "Total package" to landlord 1.9million. Here in asaba, its an unwritten rule that your primary aim of residing is just to raise sufficient money to pay rent to the landlord and renew, who think he's god, doing u a favour. For house wey them nack toilet put,cracked walls wey them come paint.You hardly know agents house.if u by mistake go there, their house costs less than 30k yearly. Pigsty like this one in kung fu hustle.

This is crap. Agency and Agreement fees are usually 10% of the actual rent.
Caution fee has been scrapped. Yes inspection fee dey but as a sharp guy, you can avoid it.
As a house seeker, you owe yourself not to be cheated.

I once told my quasi landlord that,with the condition of his and the way he appears,I doubt if he could pay the outrageous rent he was billing us.

I later found out he was living in one village in Kubwa.

After about 2yrs,I visited some friends in that compound that was when I was told,that all the rent he increased and collected,that none got to the owner of the house who resides abroad.

In fact,that the real landlord fired him and replaced him promptly.

This menace has become a norm in the few developed states in Nigeria, I have a friend of mine that resides in Owerri who doesn't even have good access road to his house told me on phone that his landlord increased his rent to 1.2M annually...
