Affordable housing is now getting out of reach of common man especially in major cities.

Imagine #2M cannot secure you a 2BR apartment in Chief Anthony Enahoro housing estate Ogba, Lagos. We were told to prepare #3.5 - #4M.

And houses like this are called affordable housing, what’s affordable in this?

It seems we’re now working to feed landlords.

Short let's rentals also contribute to the hike in rent price as municipal landlords now peg ground rent to their prices.

Appropriate authorities should look into this, it is getting preposterous!

There are qualities a house should have;
1. Safety- from natural disasters,structural stability.
2. Security -from man-made/animal invasions.
3. Road network/accessibility.
4. Water supply.
5. Power.
6. Proximity to essential places e.g market, police station, fuel station, schools, hospital.
7. Peace of mind
8. Interior finishing
9. Proximity to areas of opportunities.
10. Etc

Therefore rent will never be the same.

And with the current economic realities,new houses will definitely be more expensive.

Money they use in building the standard 2 to 3 bedroom flat now, they can't realise the money in 5years. Reason for shortlet now is because most tenants give landlords high blood pressure and be claiming they know their right under the law that didnt help landlord pay back bank loan when its time to pay rent but shortlet will give them your 1year rent in 2months. In my former house, the landlady is blind and we were like 23 tenants. The children will have to take the woman to start knocking people's door to get them to pay rent and they still won't turn up and they buy cars and do whatever they like with their money. If I don't have money, I loan money to pay up my rent before another year start counting.

Must you live in a 2BR in Ogba, wetin do face me I kill you in Okoko?

Yeah...like some other places in Lagos, including the much-hyped Lekki, don't have flooding issue. 😏

By the way, I stay in Ikorodu and I don't really believe you'd get a decent 2BR for that amount he stated at Ijede...maybe not even at Maya. A room and parlour self-contained might not even be possible.

The road leading to Ijede (i.e. Ijede Road) is good, at least for the sections I have been to. And power supply is better than average, from what I know.

Must they? I guess it's mentality of this sort that contributes to hike in rent, not just the state of the economy.

A house is not a car or other things that depreciates so rapidly in value to become worthless in a few years! It could actually increase in value. So why must you want to recoup all your investment in only five years?

Besides, a house may be thought of as a way of "securing" the land on which it stands. That's actually the real value, in my opinion.

You can as well try it and go into the business, then try to recover your money in 30years. Just keep in mind that when you build, you will renovate every year again, if not every month because it's now for commercial use and even the rent can't be enough. I see what many genuine developers go through in our area and it's not a joke. I have seen it all that many co tenants don't send you because we sit together and I hear what most people discuss about while we have very few that are good

Yeah, it would but not with determination. I believe some people work on the Island and commute from there daily. As early as 4 a.m. vehicles are already moving out from the inner areas.

Imagine someone on a salary of less than 200k monthly. They have limited options on the areas they can live considering the rent trend in recent times.
