These funny governors. They want to make it appear as if the high rents or cost of housing is the fault of the agents, when they the governors have refuse to invest in housing schemes.

As a matter of fact, this agent stuff is what is feeding majority of the youths these governors rendered jobless.
If it is feeding them, why should they hike it ? They will do joint meeting and do a fixed price and no one can save you.

Why should rent be 350k to continue next year 180k. What happened to 170k ? Landlord takes 180k from 350k, Agent wey no get house go take 170k.

I paid 5k inspection fee before renting it, that means agent took 175k and landlord 180k. Dragging same price with landlord.


These agents go give 10 people or less house and make 1million naira. Just to point house and collect key from caretaker and show you inside.

If rent na 350k agent no suppose collect pass 30k. Anything jara should be from the person's choice.

But no, they monopolise the market and fix rigid price.

If youths want it as a sustainable means of income they must control their greed otherwise government will control it for them.

If all aboki do meeting and agree to hike price for a fixed rigid fee of 70million per cow, why won't government come for them to regulate it ?

Scarcity will happen thereby hiking price of rents and government exists for regulation to satiate greed and ensure fair pricing. Otherwise many will be pushed into crime and there will be unprecedented inflation as other sectors will copy their own greed.

I paid 350k to continue 180k in same Ebonyi for a student lodge. Landlord collect 180k agent collect 170k with 5k inspection fee that means agent collect 175k and landlord 180k. Dragging same price with landlord is that fair ? Do you know when I went to meet the lawyer he didn't recognise the agent. Agents connive with caretakers of compound, collect key and commit these crimes then tell you to go meet lawyer and collect receipt that he has sent 180k to lawyer. Him agent own na 175k. No be you build house. In a month agents comfortably make millions by renting to 3 to 7 people houses. 1million wey lecturers, doctors and even nurses no fit make a month

If it is your Property, he can't dictate what his earnings or commission is, you give him what you feel like (if at all you want to give). There is no Law that says you must pay anyone that brings a Tenant to your property.
He dares not even ask for money, let alone dictating for me. He went behind me and told the would be tenant how much is the agent fee. I have warned him that if I sight him near my property I will arrest him.

Supported many of these agents live in batchers and are squatters yet they extort up to 40% of the rent as fees for doing nothing.
I dont use agents I prefer my clients deal directly with me. Middlemen are the reason why house prices are skyrocketing.

The next middleman to deal with are the companies who are buying up houses in bulk for rent, they re the ones govt needs to face, as they are responsible for homelessness in the developed world.

This ain't no jokes. I stayed in Ebonyi when I was doing my 1 year mandatory internship in one of the federal hospitals there and I can tell beat my chest and say, this is a big welcome development.

Back then in 2022, I wanted to rent house with one yeye agent. This man took me to a very dangerous deteriorating and dilapidated house. Omoh, the house was literally smelling. Luckily, I saw a colleague there and he made an eye contact mk a fashie the house.

I say mk I play with the agent small. I went to the landlord behind the agent and asked him how much for the rent, he told me 90k. And he will fix tolielt, bathroom and blah blah. I said ok no wahala.

I want agent and asked him how much for the house, the wretched smelling idiot told me 210k. I open my mouth and shouted Jesussss. I told him, I want to go and ask the landlord and he told plainly that I have no business with landlord and I must go with his price.

I said ok. No walms. Mk he kukuma drop me along the road with his Keke. I paid him 2k for showing me the house and blocked his stupid ass.

Meanwhile this is a state whose population is not up to 2 million. Throughout my 1 year stay there, I have never experienced traffic, not even on there busiest capital. Very minute population.

So many empty shops in there international market. Very few sellers and buyers compared to states I have been to.

Ebonyi mall closes by 6pm as at 2023. They claim they are owing EEDC and there general power plant spoilt.

The electricity has been restored by the new governor. The state no get population thats the major problem. No be State you go dey if you want do business.

The international Market is more filled up but there are still empty shops. But the shopping mall light is restored.

The state get good ambience and serenity sha. Good for civil service too. I prefer am than hectic Lagos. Na so Abuja dey too.

Rather than banning them, why not regulate them.

Agent billing is what’s give landlord moral to increase rents imagine agent getting 300k landlords will add his own since the agent is making it more than the landlord. Agent has zero capital investment. Property seekers will pay consultation fee and still pays for transportation. Even if they use the agent car they will buy fuel 20k and above.

Zero capital investment and yet making it more than landlord. This act is causing landlords to increase their rents. If people can pay agent 500k than they can pay 1.5m rent.

I don’t think they can ban agent because people still need their help in search of a property. Majority of people cant search house themselves. Agents have contacts. And Landlord do call to inform them of available property and the type of person they want. Agent is always needed for a middle man.
In as much as agent is causing rent increases they are still needed

There is no need to ban agents but the system must be sanitized. The government should come out with the percentage that they must adhere to or quit. For years now, they arbitrarily place unnecessary fees unchallenged. How can agent and lawyer fees be 20%? Ridiculous! I must admit. Agents' fees shouldn't be more than 5%.

But in Nigeria, everything is upside down.
Property agents are for sale of lands and properties...not for renting apartments. Everything is online.

It's not entirely fair for the state to prohibit a legal livelihood simply because it wants to identify with the masses.
This is clearly creating a problem to solve an existing one. I would have preferred the government to regulate and enforce rents and agency fees. It would be more of a pricing system aimed at protecting the population from unfair exploitation.
Citizens invest their time and resources in developing the real estate sector, which invariably adds value to the state.
This is a political intervention, not a purely economic solution.

Well I think they should just make sure the 10% fees on commission on whatever they want to rent can be sticked to is the only answer here .


Even in Lagos state sanwo olu announced the 10% but yet only few adhered to it and they haven't arrested anyone yet of such act and it's still going on.


Government can only say words as cheap as anything but for them to manifest it effectively is the biggest problem 😡
Put a sign outside the building with number and info. That's how civilized countries do it atimes.

Another issue with these greedy landlords is that they also ask tenants to pay caution fee.

The annoying thing is that they don't ever refund your money when you're moving outta the apartment and you didn't damage anything. They must look for one senseless excuse to make you part with the caution fee.
I paid caution fee of N50k in 2013 which was equal my monthly salary then and when I left in 2023 I got the same N50k which I spent on lunch with my family. No interest. Just lost value especially given the fact I improved the property.

In Nigeria they have become a big Mafia and the only initial solution is to BAN them!
5% is for sale while 10% is for rent. Perhaps the govt can find a good percentage for agents to work with... it's just like banning taxis because their fare is high. It wouldn't solve the problem.

Lagos be like Joke to you? Here in Lagos, if the house or the Landlord insists on not jerking up the rent, the agents will jerk up their own so high you will wonder if you are under a spell paying for such a house

Governor is not ok at all. Banning Agents is not he solution. It is more effective to Ban all forms of Agent Fee and Agreement Fee and Caution Fee.

My colleague who just changed apartment told me it was as if they were looking for work, e be like job interview, here and there.

Even if you put sign board in front of your property and you put to-let , 90 percent of the calls you will receive are agents, the other 10 percent are those who will say they are not agents but are agents in disguise.

If you decide not to put To-let and just let the apartment lie idle , they will keep on coming and asking and knocking about the vacant house. Those people are terrorists honestly.

Governors are just wicked pushing blames when they can build massive housing scheme. Some states in nigeria is richer than Burkina faso.
Demand and supply determines price.
Not in support of agents high charge but the govt can come in and build rent to own or mortgage apartments for middle and low income. Though we don't have middle class anymore in naija grin it's either you are rich or you are poor.
We all know the impact of jakande housing scheme in lagos which is helping till now.
