Dear Nairalanders and property owners, I wish to seek your kind counsel on to how deal with a problem posed by a tenant in my property. I rented out a unit of 2 bedroom flat to this my tenant some 3 years ago. He is in the habit of owing bills (electricity, security, etc). House rent payment is also delayed. I do not live in this compound but do pay weekly visits to inspect the house. There are other tenants living in the compound too. About 8months ago, I noticed an unusual absence of the tenant's wife and their 2 year old son. Some of their household items they usually kept in the balcony were gone too. I thought at this time that they may have gone on holiday. A few weeks after, he had another guy living with him whom he introduced as his brother. A Month later, I did not see the tenant nor the person he introduced as his brother. That flat has been locked for 7 months now and every effort to contact them through their 3 phone numbers have been unsuccessful. His electricity and security bills have piled up since April last year. The compound uses the estimated billing system for electricity and at the end of every month, the tenants share the bills. Disconnecting any flat here does not affect the the estimated bills sent to the compound. I have been planning to install prepaid meter but seriously financially-challenged. The tenant's rent will expire by the end of this month and I do not have any intention to receive any renewed rent from him. I have tried many possible means to reach him or his wife but all have been unsuccessful. I was beginning to think recently that the guy he introduced to me as his brother was a new tenant that he sublet my house to. I have not seen the so-called brother, neither does his phone number go through. I want to speak with a lawyer and also inform the police, but I do not know if this is a good decision. Dear Nairalanders I hereby seek your wise counsel on this matter and how to prevent a future repeat.

Akinfenwamight: The man looks like a troublesome person, perhaps looking for some form of compensation. I wouldn't try breaking into that flat without a legal backing. |

Once rent is expired, go to the police and report the matter. May we not have tenants from hell |

Go to high court and report High court will give order for you so you will go to the place with court official and Police to take list of every thing in that room |

See let me advise you. Just hand over your house to a property lawyer to manage. Tell him how much your rent is and give him free hand to add whatever he wants on the rent as his commission, trust me, you won't have any problem with any tenent. |

Nsiehi:There are special courts that handle landlord vs tenant issue, kindly go there and report the issue. They will advice you properly. |

Engage the services of a lawyer, let him draft out owners Intention to reclaim his property, since he has gone Awol, do a substituted service to him through his whatsaap and have a court beilif to do same, then wait for expiration of the order and go back to court and report if he hasn't parked out, and then the court enforcement unit will come, break the door and take his things out and take them to the court, in all you do make sure u don't break the door yourself, let the court enforcement unit do that, Good luck |

Don't break the door oooo, you should go to the court and get a proper document. Infact, they will follow from the court to break the door and go away with his properties. Imagine breaking down his door, packing out his properties, and he later shows up that he has properties more valuable than that or money, gold inside the house. Your system of electricity bill sharing isn't logical, so if for whatever reason I'm out of town for two months, & my change Over is on neutral.... I will still pay when I get back??...as how na ![]() .. . The police can assist or back you in forcefully entering the apartment under the guise of searching for a missing tenant. . Please, quickly seek the services of a lawyer. Henceforth, always use agents and lawyer to let out your house. It saves you a lot of headache. That's what I do..The legal and agent fees will be paid by the tenants while your own house rent and caution fees if you collect such will be paid to you directly. Nazgul:I handed my property to a caretaker. He collected the rent and didn't give it to me. Shortly after he had a stroke so the money was gone for good. |

bixton:It is the rent tribunal. Let him go to the rent tribunal see the magistrate and table everything before the magistrate. The magistrate will take it up from there on what to do and how to go about it |

Exactly what I do......in this time and age, running after a tenant to fulfil his obligation.....no no......i have an agent and a lawyer......all I wait for when having a new tenant is legal agreement and the my money to my account. You cannot break down his door unless you have some sort of court order or reason to believe there is something criminal happening. Please don't listen to all the olodos that are telling you to break down his door. |

The tenant has relocate trust me. Don't be surprised if you break into his flat and it's empty. Wait till expiration of his rent and get a court order that you want to take the ownership of your flat. Wait a week or more and break in if he don't show up. He may rent your flat out to that fake brother without you knowing |

Nsiehi:I sue my former landlord for stealing when he break into my apartment years back. He agree to pay me out of court 120k even when my rent was due just 2month on that waa 2019. You can't break into soemoene apartment if you don't get a court order. Break into someone apartment and the person accuse you of stealing his money now that people do POS and keep cash around. |

That is the best decision. Get a lawyer and charge the case to court. Just that it will take you about 8 months to get judgement but better to start now |

Babalegba:handly your property yourself just make sure you have a lawyer, those agents will eat fat on your property and even wish you dead. Once you notice a tenant is stubborn, go to your lawyer he will draft out a later for you that is all. Don't let an agent handle your property. |
