You can't own morethan 500 hectares for agricultural use and 5000 hectares for grazing 🤷🏿

Land Use Act 1978
Section 6 (2)

(2) No single customary right of occupancy shall be granted in respect of an area of
land in excess of 500 hectares if granted for agricultural purposes, or 5,000 hectares if
granted for grazing purposes, except with the consent of the Governor.

Victoria Island in Lagos State is ~800 hectares.
Eko Atlantic city in Lagos State is ~1000 hectares.
Banana island in Lagos State is ~163 hectares
