Soil test is already out and depth is >12 meters. Is there a standard rate per meter and please can you point me to any location where I can see multiple construction companies that do this so as to make the most logical conclusion. Thanks all

Thanks for your response. I meant to chain DPC. My question was half baked. Thanks
AngelicBeing:
There's is need to Chain ⛓️ it , l did , when I built mine years ago ooooooooo, but I witnessed some funny things in construction when I visited East Africa, most of them, do not do chained lintel, they even use Strong Planks as CHAIN REPLACEMENT and add 3 or more coaches on the Planks before they Roof shocked and they mostly prefer using MOLDED RED BRICKS abi Red soil , they then subject it to overnight Oven baked blocks, before using it to build and most of their houses are VERY SOLID, nawaooo , it was a big surprise to me ooooooooo shocked

Thanks for your reponse. The land is normal and the coach is 5coach. Its in Edo state.
olukaygold:
Depends on the type of land and the foundation height. By the way, how many courses did you raise for your foundation?

Technically in Nigeria soil condition, Anything from 4 foundation courses upward is prone to cracks. If you can afford it, it's best to introduce a plinth beam.
Note: a plinth beam is different from columns ;they don’t serve the same structural purpose.

Is this quote moderate for a 4bedroom bungalow, including the workmanship price he gave?
Save yourself the headache; just ask for the installer’s price per square meter.
Requesting a detailed breakdown of a quotation often leads to inflated costs and exaggerated material estimates, especially when the artisan is the one handling the purchase and you’re not familiar with the materials.
On our ongoing project, I charged my client ₦9,000 per square meter; this not only reduced her total cost but also saved her from unnecessary stress and price manipulation.

Hello,

As regards your enquiry, there is a standard rate but there are factors, like, the diameter of pile, the texture of the soil and location.

Amount charged on the Island were we have weak soil, might be different from amount charged on the Mainland were we have Stiff Clay.

Thank you.

From the photos you attached, it is apparent that the structural plans don't include columns. Now you can build a bungalow without columns but the reason columns are recommended for bungalows in Nigeria is due to the very poor quality of our blocks. The game plan is for the columns and the blocks to serve as loads bearing structural members to compensate for the poor quality blocks.

Your foundation (building) does not include columns. There is little gains to be had doing all round chaining of the foundation (plinth beams) because the blocks will bear the full load without columns. If the blocks are not up for it you may still experience cracks anyway from the load of the all round chaining. So you've not solved anything but just spent money unwisely.

Fill and backfill your foundation, compact very well preferably by the rain, time and gravity and do a 6" thick German Floor (DPC), you will be fine.

Mind you, I'm not a structural engineer. Not even close.

Have you also considered that most people now want to do parapet., including on most one level houses. Without columns and to an extent chained beam,, no matter how strong the blocks are, they cannot carry the weight of parapet. It is important to plan a building from foundation and avoid just following where the spirit leads .

i perfectly know that the load from the roof can be carried by those blocks, except you want to use concrete parapet or concrete fascia then i would recommend gaeul introduces column at appropriate places.

Secondly, what's the location of your current project? I would like to know if our site is also within the same location.

Thank you for your quick response.

Saw this question on Facebook, Should a separate soak away be dug for bathroom water and kitchen waste? That is, a soakaway for bathroom water, and another soakaway for kitchen waste.

Yes, ₦9,000 per square meter covers both workmanship and materials.
The project is around Mowe axis, but location isn’t a barrier; we already have logistics in place to handle projects anywhere.
The rate might vary slightly based on design and specifications, but it gives a fair idea of a reasonable cost range for quality work.

in most cases here in Nigeria we don’t separate them; mainly to save cost and because of space limitations.
But the downside is that kitchen waste (especially oil and food particles) tends to block the soakaway faster and cause odour with time.
So when space or budget allows, it’s always better to separate them.

Yes, it should.
Kitchen waste tends to fill up a pit faster and it requires constant packing.

Still on this
Good evening everyone... Please, what can make a closed water pipe block (it was for washing machine, it wasn't installed earlier so the plumber closed the pipe with a cap) It was opened today when the washing machine was to be installed and water didn't gush out so, he poured water into the pipe and it wasn't up to a wine cup of water, the pipe was filled up (meaning where it's blocked isn't far) but the surprising thing is that, after a while, the water drained into the pipe. What may be the issue and how can it be unblocked?
