First Lagos will permit and approve building in unsafe places, collect all manners of levies etc. Later they turn around and demolish same property on the excuse that it is on unsafe area? How long did the property exist and operate their? Best thing is to do the right thing from the start. |

Nazgul:i worked in downstream oil and gas for 15 years as an engineer. a significant part of my experience is construction concerns there are multiple laws and regulations in place that speak to construction. set backs you must not encroach on, structures your facility must have a minimum clearance from. as long as you are working with professionals - these facts will be made available to you at some point before you start construction. what people do is they rush or bypass the process you can be smart enough to break rules, but not wise enough to know why the rules have been made people say things like they don't want petrol station or gs plant near their estate - because these are dangerous. but in actual sense, a gas plant built with respect for standards is safe. from design you put distances, or fire walls, etc. but a 'smart' person engaging in cost cutting ignores the safety distances and bribes people. a short term solution for a long term investment why would anyone build a permanent structure below a 330kv line? all that talk of we have all our approvals - this is what happens with most developers. you have the approval drawing - and the construction drawing. the construction drawing will usually deviate to save space etc. LASG expanded Lagos badagry expressway from a four lane road to a a ten lane road with a metro line. everyone on either side of the road lost up to 10 metres of space. but today - i can follow that express and be in surulere in 30 minutes if i leave my house right now. the same applies to the lekki expressway that all those car dealerships are bordering. once upon a time, that road was also a four lane road. go down to ajah and everyone did partial driveway with paving stones instead of concrete because they knew govt would expand the road. and the road has now been expanded lasg has already informed residents along lekki ajah expressway that they plan to expand the road for a proposed metro line. i know this because i am working ion design for a project in that axis. a metro line will ease traffic and reduce transport costs. so is building a metro line also wickedness? oil companies, banks, eateries, etc all loose space and have to relocate when there is road expansion. when lagos badagry road was being expanded , total, oando, mobil all lost significant portions of their sites and had to rebuild. total lost a station outright. |

If a tenant's apartment gets burnt, the tenant will tell others our house got burnt, while the landlord will also say my house got burnt. Both are valid claims. |

People are permitted to do business (with conditions attached) on regulated government spaces like under high tension wires as some have claimed in this case. Permanent structures are never allowed under high tension wires and occupants are so informed. Bricklayers, petty traders and mechanics who have no permanent structures do better there. I remember that houses built under high tension wires in Egbeda/Idimu area were demolished some years ago for the same reason. |

Lagos State Ministry of transport issued a certificate of approval as a registered auto dealer at a confirmed address/location. They already verified that the business is located at the address stated on the certificate. Does this mean they are the ones saddled with verifying whether the confirmed location has the necessary building approvals? That's obviously beyond their mandate as this would fall under that of LABSSCA which is the authorized agency. What Skyewise should have shared is the building approval from LABSSCA. Then we can talk about the lack of integrity from the LASG. |

If the Ministry of Transport officially approved a business at a specific address, that approval indirectly validates the premises as suitable for the intended commercial activity. Otherwise, what’s the essence of an approval tied to a confirmed location? That's the rascality that the Lagos State government is now known with where different state government agencies can decide to operate outside the laws of Nigeria. |
