The House of Representatives has called for urgent measures to regulate arbitrary rent increases by landlords across the country, proposing a nationwide cap limiting annual rent hikes to no more than 20 percent of existing rates.

This followed the adoption of a motion on the “Need to Regulate Arbitrary Rent Increase and Protect Tenants from Exploitation” moved by Hon. Bassey Akiba during Thursday’s plenary.

Presenting the motion, Akiba cited examples from the Federal Capital Territory (FCT), where rents in some neighbourhoods with newly constructed roads have reportedly jumped from N800,000 to as high as N2.5 million per annum, placing an unbearable financial burden on tenants.

Akiba decried the “wanton exploitation” by property owners who take advantage of public infrastructure improvements to impose arbitrary rent increases, saying such practices undermine the government’s welfare initiatives and could drive vulnerable citizens into crime to meet inflated demands.

Adopting the motion, the House urged the Federal Government to prioritise investment in affordable housing schemes to reduce pressure on the rental market and ensure access to low-cost housing for citizens.

It also urged the Federal Ministry of Housing and Urban Development to collaborate with state governments to enforce rent control measures, ensuring that public infrastructure projects do not trigger exploitative rent hikes, and to cap rent increases at no more than 20 percent of existing rates, irrespective of new developments or other factors.

The House further mandated its Committee on Housing and Habitat to ensure compliance with the resolutions and report back within four weeks for further legislative action.

first go and put a leash on cost of production, price of goods, electricity, currency, cost of transport before you'll have the right to tell people how much tolet out their houses

It will not be effective, Landlords may decide to quite all the existing tenants in disguss of renovation and replace them with new tenants willing to pay higher rent

I hope it's not a ruse to pacify Nigerians ahead of the proposed "House Insurance" early next year?

You didn't build the house for the landlord, they provide their electricity and power themselves yet you want to impose a silly tax on Nigerians.

While at it, I know some landlord too can be painfully wicked too, but regulating the price of a basic necessity as housing may backfire.

Had you people built public housing across Nigeria, especially in the tier 1 states, this would have been easy to implement.

It's no use beating a dead horse. Rents have already been increased by 100 percent or even more since the cost of building materials increased by over 100% around 2023 and 2024 (at the start of the Tinubulation Govt).

This is very silly. You can't force landlords to rent their house at a particular amount. What you can do is to address the housing deficit by embarking on construction of thousands of low cost housing across the federation. The type that low income earners and civil servants can afford. By so doing, there will be lesser demand for private houses and this will automatically force the rent down.

The only reason a landlord can raise rent from 800k to 2.5m is because if ten people are unwilling to rent it, there are ten others willing to take it.

Let us do the right things!

Such capping will not work, one significant means of controlling rental prices is by providing government built low cost housing as was done by Ahji Lateef Jakande in 1979/80 as the Lagos State governor.
He built numerous low cost housing estates at various Locations like Iponri, Ojokoro, Iyana Iba, Isolo,and Amowo Odofin, Just to name a few.

Granted, landlords are exploiting tenants but rather than cap rents...tax empty properties heavily especially unoccupied estates. Owners will be forced to put them up for rent or have them occupied. Hopefully...more houses on the rental market will lower rent.

You can't impose burden of rent subsidy on private landlords. When they build houses with their jumbo pay and loot; they can let it out for free.

They should establish strong government offices or parastatals dedicated to tackling this growing menace — the broad daylight scams and exploitation by some landlords. These agencies must be transparent, firm, and incorruptible, ensuring fairness for both sides. It’s time tenants also have a place to breathe, be heard, and be protected from undue oppression.

What a funny country with funny people at the elm of affairs! Instead of them to strategize on how to make prices of building materials and other relevant things to come down they are making laws that cannot be enforced on non-government houses.

Those that want to rent house should be getting the house from government.
