Do they know the price of building materials? They should propose a law to regulate and moderate property agents instead |

RillJ:One of the best comments on this thread in my opinion. You commented with facts. How do you increase prices of goods including building materials by over a 100% and expect house rents to be capped at 20%? The ripple effect of the FGs action is what is happening now in the housing sector. |

lagostrendboy:Amazing, i support our honourable representatives. I hope the same law would be extended to the: 1. Salary and allowances of NASS members to be back to what they were in 2015 and then increased by 10% 2. Naira to dollar exchange rate should be back what it was in 2015 and then reviewed upward by 20% 3. Cost of petrol motor spirit/ gas price should back to what it was in 2015 and reviewed upward by 20% 4. Prices of food items, drugs and all other goods and services should go back to what they were in 2015,then prices reviewed upward by not more than 20% 5. The prices of cement and other building materials should go back to what they were in 2015 and then reviewed upward by not more than 20% 6. All medical fees, school fees and transportation should go back to what they were in 2015 without any increament. 7 Taxes like VAT,PIT,CIT, levies, property Taxes shall be reviewed to what they were in 2015. Lastly, each local government shall embark of massive housing units in each polling unit ward accross the federation to be distributed to the most vulnerable in the society. At this point govt may now claim to be protecting the poor masses. |

Back then, what did Jakande do to counter this?... He built low cost housing estates. The truth is, no landlord would listen to these guys. The only way to counter them is for government to build and make theirs less attractive. |

Rent control policies do not work. They are counterproductive, just like another of its siblings, fuel subsidies. It leads to underinvestment in property development, and aggravates scarcity. Why would a sitting tenant want to move when he is paying very low for rent? He would have no incentive to build a house. The landlord would have no incentive to maintain his property. |

How many rental apartment does any of them have. Only vacation homes in UK america or Dubai. They should allocate funds for mass housing program. In a capitalist economy, demand drives price. Building materials very costly. They just want to discourage investment in real estate sector and make housing more costly |

NaijaNaWaa:Who told you the houses are empty due to unwilling and unable tenants? Houses are empty in Abuja because they are procured not from loans or their money but with stolen funds. They are under no pressure to rent them out. |

Kaczynski:Yes. The moment government attempts to regulate it, the price increases as there will be an ensuing scarcity of houses available for rent. |

| Re: Reps Propose 20% Cap On Rent Increases Across Nigeria To Protect Tenants by Gerrard59(m): 2:54pm On Oct 24, 2025 |
tragergeorge:Here's why regulating house rents is bad: landlords will lock up their houses. Meaning no available house to rent. Prospective landlords will change the purpose to short lets or commercial buildings such as offices, shops or warehouses. The result will be a scarcity of new houses for an increasing number of tenants. The solution to high rental prices are: lower interest rates, public housing by the government, ease of construction permits, improved road infrastructure to inner suburbs, improved public transport networks. Regulating house rents have never worked anywhere. It has been tried in Berlin, Vienna and New York, but didn't work. If it were to work, Hong Kong and Singapore would have implemented it. But those guys are smart enough to know that it doesn't work. |
