From my experience in Lagos property of over 10 years. Any properties without valid documents, that's C of O or Governor's Consent, building permits or approval, risks future demolitions.
Before buying your lands or houses, there's a need for property search, it will tell you weither a property is committed or not we called it due diligence.
On the other hand, people making millions on their property investments in Lagos, no body hears them. It's only demolished ones you hear everywhere. Government cannot demolish any documented and approved property without compensation.
