Tenant Rights 2025 : Tenants Get 5 New Legal Rights, Landlords Will No Longer Be Able To Do As They Like.
Tenant Rights 2025 : Due to rising inflation, buying a home has become increasingly expensive, and most people choose to live on rent because of limited budgets. However, living on rent can also bring challenges — such as the landlord increasing the rent arbitrarily or asking the tenant to vacate the house. In such cases, it is important for tenants to know their five key rights so they can protect themselves from any unfair situations or the landlord’s misuse of authority. These rights ensure that tenants can live securely and prevent any kind of mistreatment.
Hence, every tenant must be aware of their rights so that no one can take undue advantage of them and they can avoid unnecessary troubles.

Tenant Rights :
1. A Tenant Cannot be Evicted before the Agreed Period:

According to the law, under a valid rent agreement, a tenant cannot be asked to vacate the house before the agreed duration.
However, if the tenant (Property rules for tenant) fails to pay rent for more than two months or uses the property for any purpose not mentioned in the agreement, then the landlord has the right to ask them to vacate.
Even in such situations, the landlord must provide at least 15 days’ prior written notice to the tenant (tenants rights for property).
The eviction process must always follow transparency and proper legal procedures.

2. 90 Days’ Notice before Increasing Rent:
If a landlord wishes to increase the rent, they are legally required to give a 90-day notice to the tenant.
Sudden rent hikes are not acceptable.
Moreover, tenants have the right to demand basic amenities such as water, parking, and electricity. The landlord (makan malik ke adhikar) cannot deny these essential facilities.
Under these rights (Tenancy law), every tenant is entitled to a decent and livable environment, and the landlord must ensure the availability of such basic facilities.

3. Landlord is responsible for House Maintenance:
Once a rent agreement (Rent agreement rules) is signed, certain terms and conditions automatically come into effect.
If anything in the house gets damaged or needs repair, it is the landlord’s responsibility to fix it.
If the landlord fails to do so, the tenant can request a reduction in rent (house rent ke niyam). In such cases, tenants (kirayedar ke adhikar) have the right to negotiate with the landlord regarding rent adjustments.
If the issue remains unresolved, the tenant can approach the appropriate legal authority for dispute resolution.

4. Tenant must be informed before landlord visits
Once a rent agreement (Rent agreement rules) is finalized, the landlord should not disturb the tenant unnecessarily.
If the landlord wants to carry out repairs or any other work inside the house, they must notify the tenant at least 24 hours in advance, preferably in writing.
Additionally, if the tenant (Tenant’s property rules) is not at home, the landlord has no right to open the locks or enter the house.
The landlord cannot remove or touch the tenant’s belongings without their permission.
These rules safeguard tenants’ privacy and ensure their rights are protected.

5. Right to receive rent receipts:
One of the most important rights of a tenant is to receive a rent receipt from the landlord.
This document can serve as strong proof if any dispute arises — for example, if the landlord tries to evict the tenant (Tenant’s property rights) before the rental period ends.
In such a situation, the tenant can present the rent receipts in court as evidence.
These receipts serve as legal proof of rent payment and help protect tenants from unjust eviction or false claims.

I've paid rent in my present place but no receipt.
That no. 3 is fair enough. Landlords wudnt like it but it helps d tenant to prepare adequately or make alternative arrangements

A scenerio If the landland increase rent and it's not up to 90days and the tenant has like 25days before his rent expires.

If the tenant refuse, won't the landlord tell him after rent expiration, he should leave the compound?

give him quick notice, after three months and he didn't pay, go to any near police station and explain situation, he will be force to vacate. NB immediately you give him notice, go and tell a CRO or an inspector of crime at DCB, go with your evidence and the photocopy of quick notice will do. If you have a lawyer, let him or her handle it

This law can only work in places where houses is more than tenants to be candid, imagine someone vacated house on Friday and on Saturday we went there they said it have been rent out, another scenario people are queueing down for house yet to be completed, tell me maybe tenants right will be on their mind or they should just get apartment.

Landlord should provide water and electricity, or will landlords mount solar for tenants? .
Those are supposed to be work of government.

And if landlord is the one providing water, through borehole, He/she will add the bill to the Rent cost.

Ideally, you should include your reference as to the laws backing it and in what state of Nigeria it is applicable.
